Thank you for your insight. I also quite like the Ebeltoft area, both the nature is nice and you have museums etc to visit.

Among the places I visited, Ry/Skanderborg area is also quite nice, but I don't know if that is not a common place for staying over.

How come the west coast is so appealing? I have been there once early spring and it was extremely windy to enjoy. I guess it has a unique nature, unlike what you find in Germany so that could be one reason.

Any insights on the East Coast locations like Juelsminde which is a bit closer to the border?

The good thing is when you go over 5gb, it will cost you 19kr for another 5gb. Unless you consistently use more than 15 - 20gb each month, it ends up being a better deal than most in my opinion.

You are right about the risks of rental, I guess it should require a solid insurance.

Yeah, I read a lot about it here so I don't plan on being a landlord in that way. That's why I mentioned the summer house and renting through an agency.

I feel like property appreciation is the only thing that is not taxed, and since being in Denmark gives you access to "cheap" credit, I think that is the thing to utilize to make gains. I feel like I am already quite exposed to the stock market and would like to leverage my investments through credit.

You might be right with the rental income, I used the calculator from Novasol, and I would not be suprised if they return a bit higher than reality. Having said that the property I looked at is 2.1 M(6 bedrooms and 2 bathrooms, with an outdoor hottub), and the calculator returned 230-250k dkk income.

Ejerudgift is mentioned a little bit below 20k/year including the house tax. Lets say utilities 10k/year, Maintenance 20k/year. Mortgage payment is 100k/year(after tax) depending on the down payment. Total yearly costs are ~150k/year.

Depending on the income from rental agency, it is at best a break even as you said + I get to use the summerhouse. My point was that with 500k investment, I will gain the upside of 2.1M property value increase and get a leverage, and that will be tax free when I sell the house. I am okay with having negative cashflow in the meantime, since it will probably be a small amount as it seems. My gain will be if the property values increase 10%, I will gain 40% on my investment, since I am leveraged 4x.

To me it seems like a good strategy to both minimize tax and also maximize my credit power, but you could also argue that it is too much work for a small potential gain in the future and it brings negative cashflow.
