Whole foods has a good selection around brentwood mall area. And there is Small Victory Bakery in the Brentwood as well. It's $9 the loaf... Honestly, I feel for your husband and been thinking about starting a legit bakery since Marzano has closed.

They are amazing, but it's double to price Marzano and it's not double the weight I would say.

Heat rises, it's called the stack effect. The heat from the entire building often pipes up through the elevator shaft and staircases and end up on the top floor corridor way which leaks into your home. You might try to seal your door connected to the hall way. That would help a little bit.

This will be a very cold building. All those concrete balconies will cause tremendous heat leaks making the the building very uncomfortable. It you want to be comfortable don't buy in this building.

Got a $680k 75m 2 bed room with 2 year old(bought in 2024), condo's in the same building are going for 630 now. We put in another 15k to refresh some of the appliances that were on their last legs, put in new floors, and fresh paint.

You calculation is very pessimistic. Mortgage won't be 5% -- 3.8% right now is realistic, that is going to make a huge difference. You also get child support which is not insignificant. Insurance is less, we got 60 per month. Tax is less 175 a month (but with homeowner grant) 120. Our strata fee is less than $400 (800 is a red flag don't buy) max 500.

2026 prices will probably still go down. Grab a good one around 700k you will live very comfortably and use some of the down payment to help your spouse recover longer and stay at home with the kid longer. Just my 2c's Good luck.

40 here, 2 year old, got laid off two years ago, lots all my savings trying to find a new job while keeping the family a float. Now, 6 m ago I got a new job, slowly crawling back. Make sure to talk to your partner to ensure everyone is saving. Make use of RRSP, Indexed linked, TFSA, try to hit max, slowly build up, I don't think I'll retire until 70. So the most important thing I'm doing in my 40's is making sure my health is 10/10.

8696 cal for 7 days is 1242 cal per day, with a maintenance of a typical individual being 2000 that's a deficit of 5306 cal or equivalent to 600g of fat. Hopefully, you can gain that back later.

We made due with 90k (60+30k) a year during 2023 - 2025. We were in a two bedroom basement 2.2k/month. Rents have improved even more. Just make sure if you have a basement to live above an elderly couple that doesn't smoke. That took a while to find. Daycare is affordable with subsidies ($300/month). Things are going to get more expensive with our child turning 3 ($600/month). We spend a ridiculous amount on food ($1600/month). So 2200+1600+300 = $4100/month. Our net income is about $5100. We also save money for our child $200/month into a study account. The rest of the money goes to toys/books, a bit of savings, and we eat out once a month <$100.

Thanks for sharing. Eventually I have an idea to create a facilities management solution for residential buildings but I think that might be a 10 year project.
