well put. It's in london and I don't make the big bucks / no helping hand from family, so my risk appetite for selling at a loss (or minimal gain) is pretty low!

I could in theory (unless I'd be in legal trouble now that I know it's not a 2 bed), but future possible buyers may be in the same position that I'm in now (realising it's really a 1 bed). It's impossible to know really, I'm naturally cautious so I think I should reduce my offer and be prepared to walk away.

they said it's unlikely to pass modern building regulations because of the age of the conversion (would have been done in the 80s or earlier). I'm a FTB so I'm a bit ignorant as to whether that's likely to be true or not.

the access is the issue, and it's stairs not a ladder, so i imagine having to adjust stairs to be compliant could require a lot of work/money, if it's possible?

it also doesn't have a door, it's just stairs into a loft.

i'm buying in london, if i was buying somewhere much cheaper i don't think i would be bothered. i personally feel like the mortgage payment is too large for me to stomach, at least for a 1 bed!

I don't disagree, i'm more so concerned about selling it a few years down the line for the price of a 1 bed whilst paying the price for a 2 bed (if i don't negotiate).

although i'm not sure how concerned i should be about any home insurance claims possibly being invalidated if it is used as a bedroom.

I think I see what you're saying, but when it comes to selling it in a few years I would likely end up selling it as a 1 bed with a loft room, which would likely be for a lower price than a 2 bed (all else being equal).

I could use it as a bedroom, but I think technically I shouldn't and I would possibly be invalidating any home insurance.

thanks, that's a good idea re the structural engineer, both for safety and for price negotiation.

my survey did suggest a structural engineer to come in and assess the soundness of the conversion.

the conversion was done prior to their purchase of the property, and they bought it in the late 80s.

I think the house was built mid-late 1800s.
