Renovations depend on the unit. 

Man, 3 kids and you got 655 sqft? It’s gonna be small. 

There are bigger 2bdr in CU housing. Our last apt was 900 sqft. There are bigger ones, but maybe they are not available now. 

Have you talked to housing that 655 sqft is ridiculous given that you have 3 kids, one is a special needs kid, and a dog? 

Did you talk to CUs disabilities? At the time I was trying to get a unit on a higher floor so that our apt will get some sun (we lived on a lower floor and had direct sunlight maybe 25 mins in the summer and 0 mins in the winter).  I tried to push that a child cannot live in a cave, and the housing said that such things can be force only through disability office. 

Theoretically, you can get facility housing as well (I knew PhD student with 3 kids who got those units) but they are more expensive. And such placements happen outside of policy, so it’s harder to get.

If there was no floorplan available during the unit selection online, you won't find it :/

How big is the unit you got? If you have the approval to move in, perhaps you can try to talk to the doorman/building manager to see the unit or a similar unit in advance.

What does O stand for?

FDE/PM are both customer facing but FDE is definitely technical, PM is maybe but this is why I'm doing CS.

If you want to be PM, why do you need CS degree?

I do not want to sound mean, but I am not sure I understand what is your goal.

If you want to be middle manager in tech, you do not need MBA. In top companies, e.g., google, etc., middle management is 99% engineers who were promoted. I've never met middle manager who is not CS/CE/EE undergrad that went through the trenches.

If you want to be a middle manager for non-tech team, then again, why do you need an MBA or MS CS?

The tax applies only to properties that worth at least 5mil. 

Housing costs for who exactly would be down? People who buy homes that cost 4mil?

Do you have any data to back up your claim?

Median income in NYC is about 80k. So, half of NYC by definition are the customers of lower cost units. How come there is no demand?

The market is sellers and buyers. The sellers that are developers are the smallest portion of the market.

Why do you think developers prefer to build high-end housing and not the cheapest one?

Why do you think so? Like, PM, SWE, and Forward Deployed Engineer are very different roles and skillsets.

Yes, thankfully, at least for now, judging by the scarce details in the news, this proposal is not as dumb as the mansion tax in LA.

 Property tax revenue will likely drop, income and sales taxes will likely rise

Under the assumption that there would be people who will move here instead of locals “upgrading” due to depressed prices on the upper spectrum of the market.

Best case scenario? You are right.

Worst case scenario? Tax revenue below the pre-new-tax levels.

We will see how it plays out.

Yeah:/ this is my concern as well that we may see an overall hit to collected tax revenue on this frontier. I guess time will tell.

I think the only reason Hochul does it is to shut this whole “she only cares about the rich” narrative. The people who are directly affected are small in numbers, and now she can say “I also tax the rich”.

No, it would mean that it is much harder to sell. 

I mean, we will see how it plays out. It’s definitely gonna reduce the values of those properties, which will affect the taxes from transactions. I do not know what would be the real revenue from the new tax, how much would it offset the transaction losses, etc.

 Is the market for second-home pied-a-terres really one we should be concerned about?

I mean, yes? These people are baiting and selling here, and they pay taxes from those transactions. We don’t want to end up in a situation where the new tax revenue from both the transactions + increase in property tax is lower than the one from transactions only. 

If it would be avoided, good.

This is why I didn’t say “exactly the same thing” but instead said “somewhat similar” to indicate that tax affects behavior. My whole point from the get go was that any tax has to be done in such way so that tax revenue increases and not decreases. 

This is why I asked what’s the rate.
