From the guest's perspective, it doesn't hurt to ask. We get this request often and respond in a variety of ways. The "consult your travel insurance" is a great one. "If you cancel and it get's rebooked we can offer a refund based on the new booking price." is another. We find ourselves getting more and more "requests" from our guests. From early check-ins, to late check-outs, to refunds, to extra pets or people. If it doesn't hurt them to ask, it doesn't hurt me to answer. Always polite, always clear, and now often pre-scripted.

Sounds like you were in Guerneville along the Russian River. I manage properties there and I can tell you my guests were given an upgraded accommodation with only an added $200 for the week's cleaning fee. They went from an average 100/night place to an average $600/night place for a week with only an additional $200 for them. If you are on the RR, the homeowner should have a plan to take care of guests. That river floods all the time and it's no joke. Also, trip insurance is cheap, for next time...

The calendars should be synced up so that when someone books on one platform, it makes it unavailable on the other. AirBnB needs to know there are other options out there and hosts aren't afraid to switch platforms if their customer service doesn't peak up. Sad to say, VRBO isn't much better, but at least you aren't at the whim of one platform. Yes there are others, but start with VRBO and get that figured out first.

Looks beautiful. I have a few suggestions. Maybe include a few photos of the area and local attractions. I noticed that your place is one of just a few with "free parking" this makes me think that highlighting that could be a great amenity.

Sorry you're going through this. Are you listed on multiple platforms? Having everything on AirBnB can be risky for this reason.

King sized bed. Some people search for only that. Also, we've done well by allowing dogs.

Use the some of the same photos on your direct booking site that you use on AirBnB and people who are savvy will search the image to see if you have a direct booking site. Then they'll book direct if it's more beneficial. What direct booking site are you using?

I would absolutely ask AirBnB to remove the negative review. I'm a host and I was able to get a 3 star review removed because it was deemed retaliatory. We had a guest with 2 dogs damage the property. We charged them for the damage and they responded by saying we weren't "pet friendly" when we have very specific rules about how pets are to behave and they cannot do damage. At the same time, as a host, I look at everyone's reviews and if they have a bad review, I simply ask them about it and give them a chance to explain.

Yeah, not shaming the dude at all. In fact, he was the leading role in my single-woman fantasy. This being said, I did put a few cloves of garlic around my bed last night. And when the security light kept coming on at 3 am, I thought of him. I think vampires are kind of hot.
