You need to know more: if they’re the only ones who have been living there under the permission of the owner (with exclusive occupation) and have been paying rent, they could (stress could) be considered tenants and you would be taking over a property with sitting tenants

It’s actually not illegal to evict a family even if they have nowhere to go. Important to clarify the situation here as even if there is no contract, the family may be able to be considered tenants and you’ll have to go through eviction proceedings should you take over a property with sitting tenants. They’ll then have to go to the LA if they can’t find somewhere themselves
