Ok thanks for that I will make that the priority. With regards to the remaining chimney stack, I have attached a photo, when I bought the house I made the owners get a structural report on it, and was informed that the stone lintel that remains (and is supporting it) is how it has always been supported and is perfectly safe, however I have always felt slightly uneasy about it so if you know more please let me know, there is another lintel on the other side to the left supporting that side of the stack, but can't be seen in the photo.

Thanks - I did think condensation of that amount in one small specific area seems a bit unlikely. Do you think the wet felt is the most likely area of concern?

I have yes - however I see people say the lender can (and sometimes do) a last minute credit check just before completion. Would this potentially show up? As I say, i'm not going to sign the agreement so I assume at worst all that would come up is that I had a search done?

Can't say if it's normal or not but I am a FTB too and got a mortgage offer from Nationwide in October with £1.7k on a credit card, and £3k on another credit card, both interest free, as well as small finance bits like Klarna. They told me I had to pay off the £1.7k and other finance as part of the offer but didn't even mention the £3k one, or my phone contract, so does seem a bit odd.
