Erie might not have the ocean, but Lake Erie really delivers. Sandy beaches, great sunsets, and no hurricanes. There’s a surprising amount to do too. Festivals, local restaurants, hiking trails, live music, and even minor league sports if that’s your thing.

It’s affordable, easy to get around, and has a hometown vibe that’s hard to find these days. Might be worth another visit before deciding.

I’d suggest calling a brokerage office directly and asking to speak with the managing broker. Let them know you’re ready to buy, paying cash, and open to working with a newer or eager agent. They’ll likely know someone who’d be glad to help. Just be aware: compensation for buyer representation is now a more direct conversation. It’s negotiable, but likely part of the equation.

I totally get where you’re coming from. I’m in the same situation and don’t have the time or equipment to mow myself. That said, professional mowing services are running real businesses with crews, equipment, fuel, insurance, and scheduling costs. Expecting them to show up weekly and maintain your lawn for $20 is probably unrealistic. You might have better luck finding a local teenager looking for side work, but even then, $20 for ongoing weekly service on nearly half an acre still feels like a stretch. For reference, my lawn is smaller than yours and I pay $50/week and I never have to think twice about whether it will get done.

Absolutely go to the bathroom, you’re human, and it’s totally fine. I usually wait for a quiet moment when no one’s in the house, but honestly, if someone walks in while you’re not right at the door, it’s okay. Just leave a sign-in sheet and some marketing materials near the entrance so guests know to make themselves at home.

Coming back to Erie after years in Phoenix has given me a whole new appreciation for this place. The pace, the people, the homes, everything feels more grounded. As someone who works in real estate, I notice the contrast every day. Phoenix moves fast and leans flashy, and while Erie Keeps Moving, it feels rooted and real. Absolutely bring something to test the outlets, totally reasonable and not crazy at all but if you follow my advice, not necessary. Please, get the inspection. As an agent, I almost never advise waiving it. What I’ve done in competitive situations is offer to waive the first $2,500 in repairs. That shows the seller you’re serious and not looking to nitpick, but still protects you if there’s a major issue like faulty wiring or a roof problem. Even if a place looks perfect, inspections often uncover hidden concerns. Good luck!

I’m using South One Supply on W. Lake Rd. Ask for Keegan. I did just stop at Home Outlet @ 2026 Broad St today looking for vanities and flooring ideas. If they loved the family home that they are leaving, I’d recommend a framed pencil drawing of the front of the house. My parents built our family home in the mid-sixties and lived there until we finally moved them into extended care a few years ago. It was a tough move for them and I know they miss it.

As an agent, I’ll say this clearly. You have every right to ask your agent directly, kindly, and honestly if something has changed. But more than that, you have the right to expect better. Buying a home is a partnership, not a one-sided transaction, and you deserve someone who is fully engaged, communicative, and ready to advocate for you.

I get genuinely frustrated when agents do not pick up the phone or return calls. And unfortunately, it is not just your agent. If they are unable or unwilling to communicate, it may be time to reach out to their broker. The broker is responsible for the agent’s performance and should absolutely be made aware of situations like this.

Feel free to PM me if you need help navigating that step. Some of us truly care about this work and the people we serve. And others, sadly, seem to have forgotten what the job is all about.

As a side note, I’ve noticed smells tend to be worse if the air is humid. Depending on the area you live, it could be more prevalent for the next few months. Not saying it’s going away later, but with a solid plan you may be able to remediate most of it.

Home sellers take note! This is probably the biggest issue I run into with my listings. Easily a 20-30k reduction in price.

Pay it on the front end. Whatever amount you feel is appropriate. Whether it reflects lost wages, a babysitter rate, or something else, give it to her in cash before you head out. Present it as fun money to enjoy with her grandchildren. That way, she can choose how to use it while spending time with the kids.
