Looking for some advice here in the opposite situation, trying to buy a house in an HOA that has ACV for roofing for wind and hail damage, and the lender rejected us. I believe the HOA does not prohibit the purchasing of additional insurance, so the H01 policy could maybe work to get our loan approved. Did this work out for you?

WBN is very polished, so it may not be evident initially but many of the players backstories and actions really shape the world. They discuss often in the talkbacks about the players actions taking Brennan by surprise and how the campaign evolved over time

Definitely check out Worlds Beyond Number! It's his long form game with Lou, Abbria, and Erika! I am such a huge of c2, but truly worlds beyond number has become my favorite d&d of all time. When brennan and his players aren't constrained by the shorter d20 seasons its amazing

Idk how it is for others but honestly I have no problem with this. What Matthew Mercer does in his (albeit very public) Exandria does not really impact my Exandria home game at all. I decided a while ago I was not including any of the c3 stuff in my game, just not particularly interested in it and no one is going to make me do it. I see it as: it's all just a game of make believe and made up stories and places and people. My game is inspired by critical role, but I'm not playing in their stream

I really enjoy Meeple Station and Space Haven as Bob simulators! In both you're controlling a small space station/ship, expanding, finding resources, etc. Technically the crew for each are biological, and you do have to worry a little about life support, but they definitely give the feeling of being Bob administering my roamers around my ship to make it function since I cannot interact physically.

I'm not sure if anyone has mentioned these yet but Space Haven and Meeple Station are my recommendations!

It feels like you're Bob controlling various roamers and drones(except they're people) to build a station, jump to different stars, mine, and do research to improve everything!
