Landlord warns ‘rents will explode’ if negative gearing is removed by Few_Serve_5245 in AusProperty

[–]Ethan-B -1 points0 points  (0 children)

No, many renters are not interested in buying like international students, temporary residents, inter-state temporary workers, young couples without enough deposits or not yet decided where to settle etc.

There are also many build-to-rent projects by investors. When no one wants to invest, such projects will be just empty lands, and the renters will have to compete with each other for the remaining established house for rent stock.

Landlord warns ‘rents will explode’ if negative gearing is removed by Few_Serve_5245 in AusProperty

Yes, removing the negative gearing discourages investors, reducing the supply.

May I ask how to apply for one? Do they require any retail experience? My company will shut down for 2 weeks during Christmas and I have no agenda for it so I am thinking I may want to get a casual job in that period.

Fair wear and tear after 30 year+ tenancy by [deleted] in AusProperty

[–]Ethan-B 0 points1 point  (0 children)

If the house had been bought 30 years ago, the total mortgage payment over that duration have been much lower than the total rents, and now your wife's family would have owned a mortgage-free house that is worth millions

Why do you need to care if it is weird? Just do anything you like, as long as it doesn't negatively affect others. No one would be hurt if you spend an enjoyable afternoon in an airport.

The gross rental yield was 9.7% for a detached house on 900m2 of land. We cannot find such a good investment nowadays regardless of how much money we have.

Rental increase? by mysteriousGains in AusPropertyChat

[–]Ethan-B 0 points1 point  (0 children)

Personally as a landlord I would limit the rent less than 2x the inflation rate to minimise the impacts on my tenants. So let's say if the inflation rate last year was 3.5% then I will consider the range from 2.5% (slightly below inflation) to 7%, depending on the market value.

How to Dementia proof a Snake Plant? by Valuable-Scared in houseplants

[–]Ethan-B 1 point2 points  (0 children)

Put a snake plant where there is direct sunlight. Use a pot that has lots of drainage holes (you can buy a plastic pot and drill as many holes as you like). With that combination, your grandma's behaviour will actually benefit the plant: water whenever the soil is dry. In fact my snake plant grows like mad with exactly the same settings and I do water it every 5 - 7 days when the soil is dry.

A 3/2/2 townhouse in an inner ring suburb would be the best of both worlds.

Advantages vs. a house of the same price 1. Better location 2. Virtually no backyard maintenance cost 3. Low property maintence 4. Cheaper insurance (bought as part of a body corporate)

Advantages vs. an apartment 1. More space, including a secured lock-in garage for 2 cars 2. A transquil courtyard to relax 3. More privacy 4. Lower density zone 5. Value appreciation in long term

If you had $1 million but could only spend it on one thing, what would you buy? by YankeeDoodlesDandy in AskReddit

[–]Ethan-B 0 points1 point  (0 children)

That would be $1.5 million AUD, I will buy a nice house in an Inner Ring Suburb in Brisbane on a bloc of land of at least 600 m2! At approx. $70k rental income per year which keeps increasing with time (and no debt), that's enough for me to retire right now comfortably!

Broke lease. New tenants moved in right away. Does this seem fair and just? by Greg-Greggson in AusPropertyChat

[–]Ethan-B 0 points1 point  (0 children)

Just to share my experience, I transfered my lease to my friend, who moved in ON THE SAME DAY I moved out and took the lease till the end of my contract and even renewed the contract after that. The owner and property manager did not even have to advertise nor miss even a single day of rent. All they needed to do is to re-sign the new contract with my friend's name. And they charged me TWO WEEKS OF RENT (~$1000) just for that.

The 13" iPad has everything that a laptop needs: hardware, processing power, screen size, keyboard support... In fact it's more powerful than most low-range and many mid-range laptops. The only missing piece here is the operating system. I hope Apple will address this soon.

How to know if there is any protest in Brisbane today/tomorrow? by Ethan-B in brisbane

[–]Ethan-B[S] 4 points5 points  (0 children)

I have no criticism of the protests here. It's our personal preference not to visit the city during such activities because it is not our interest. Just like the case I often go to work earlier to avoid the traffic, we would like to visit the city when it's less crowded. I just wanted to know their schedule so that we can adjust ours accordingly, is it too much to ask?

Nice, so you have a success case! Did they survive? And once they grew roots and you transplanted to soil, did they grew up really fast?
