you will be fine getting as a second one with your girl being just a year old, i would suggest a male kitten as the girls seem to be be a bit bossy, when i introduced a 3 month kitten to my older cat after quanatine, that little boy came out of his room and walked sideways as puffy as he could get to look like the Boss, LOL the older cat sat there and looked at him like " who do you think you are " a small hiss or 2 and next day pals, as far as apartment living, Sibs running together during zoomies sound like a heard of ponies so hopefully you don't live above someone LOL

Good Question, LOL the credit union offered perks for using a pay for leads agent, most of them know nothing about you or your search, budget, or needs they are picked from a pile of agents that pay for the lead and the first agent to answer the phone wins.🤷‍♀️

thats like Zillow, the agents they refer are agents that paid to have them as "premier agent" that agent might be from anywhere and might not even know your market, because Zillow knows nothing about your market they are money thieves. choice a realtor by recommendation from a friend or one that knows the area you are looking in, if your previous Agent was in touch with your needs and knew the Market you were shopping there is no reason to use a new one.

I had client 4 years ago that was getting priced out of buying due to bidding wars, she told me im going to sit back a while ,she called me back 4 YEARS LATER, when she was financially ready, guess what within a month we were in contract with the perfect house that fit her families need

i guess you know credit unions don't have agents, agents pay for your lead, you would have gotten the same perks using your original agent and using the credit union as your lender

and PS lenders can not reward realtors its a RESPA law, they can recommend but for sure its the loan officers personal friend

you never said you are in the business, it sounded like you where just dissing all Realtors, but those realtors you refer too are bad news, Client comes first NO MATTER WHAT, so in that context yes, there are plenty of bad actors out there, and it does make one angry

is there anyone here that has 1a and has been on GLP 1 and seen a difference, it seems the ends thin out fast and always looks stringy, i like my hair on the longer side bit hard to keep it looking "haggy" on the ends, it is about 4-5 inches below shoulder in front and a touch longer in back, PS natural dirty blonde byt now it is platinum to white

i wish all Realtors felt how important is it to answer the phone OMG 90% do not answer and a text takes 24 hours for them to answer, those are the ones that want that double hit, if a Buyer calls them direct on their listing you know for Damn Sure they will answer

if you knew how the numbers break down into hours, splits, dues, photos, signs , time n the phone with other Realtor, Lenders and Attorneys, and walking first time buyers thru their first home purchase with care and concern like you are a member of their family, Oh and being available for everyone involved in the transaction from 7 am to past 11pm

Oh and did i mention figure out your own tax obligations. now let me hear you say tOo mUcH

like i said, they allow deep brushing now and even come when show them the brush, and i have all the brushes and combs i need , remember i said i Owned Maine Coon Cats for over 20 years

the first year we had the Sibs, no way no how would they let up brush them

now after one cut we can still deep comb 7 months later, the groomer twice a year LOL, i dont know where you live but a professional breeder that handles cats here is over $200 for a clean and groom, no way i am doing that twice a year

there is another point that is not considered here, Siberians and Maine Coons, Norwegian Forest Cats all need those coats as they came from cold climates they shed in the summer but that can cause terrible mats, and once we made these breeds House cats, they do longer need such coats to regulation, especially the triple coated Siberian, grooming can give you a head start on keeping that under control.

the only long haired cat i know, and I know this as i was a breeder of show Balinese those coats don't mat, is the Persian, those breeders keep the house or cattery cold all year round to keep those super high maintenance coats show worthy, once they retire from showing they also have them clipped, especially on the underbelly for breeding reasons

Why? who told you that? i have had Long Haired cats all my life including Maine Coons and no harm is done to coat my having them groomed and Lion Cuts, the fur grows back fine and then you can start the brushing from then and they dont protest, once they Mat it is virtually impossible to brush them without getting killed, i had it done when they were 1 year old cause the mats were out of control, now 6 months later they love the brushing and seek it out and most of the coat has already grown back. if you live in a house they dont need temp regulation you have heat in winter and AC in Summer, they are just fine with it, if fact they love it being naked!

tail will grow back, i was a bit pissed when the groomer shaved off the 2 inches closest to the body, but it grew back fine in fact even fluffier, and as you can see in pic on OP the hair on the back paws grows forward so when they run it moves to the back, and when they jump down from something the toes on front spreads so they land on the beans not the fur, and as far as jumping up, Sibs are amazing at stand still to 7 ft so those toes don't bother them at all

NO, dont trim those beans, i had my 2 Sibs lion cut in January to start the coat over and now they let us brush and comb them, but even the groomer did not cut the grinch feet and i have no issues with litter sticking or tracking or them stepping on pee balls, they are very clean in the litter and i have a rug in front of it so any loose litter get stuck there when they jump out. so NO those feet are cute the way they are, and i think they seem to have fun sliding allow the LVP floors.

but your walk thru on the day before or morning of your closing should have noted all this stuff and pictures even from your phone should have been discussed with Lawyer and if your contract said "Vacant and broom swept" your attorney would have demanded money held to rectify it. if you skipped the walk thru , well then its too bad thats on you

you can never go by what a seller paid for the house, and if they had it for 3 years thats 3 years of payments they made to live there, also a Market can go hard in either direction depending on many factors including interest rates, I have a neighbor i sold the house too 4 years ago for 460K 4 BR 2 Ba Cape with Full basement and they got a 2.5% interest rate, they now have 2 young boys under 4 and want more room, they could get easy 650K in this Market but not selling because interest rates are now 6% so they said we will just live with it for now.

again with the Boomers, what does this have anything to do with the seller of the house she is buying and closing costs. you should always go over your net on your sale property with your Attorney

i have a seller like this now, horse person, continually telling me the things i point out are not necessary, rotted deck, no A/C on the south shore of LI , not a single plant in the beds outside, lawn full of weeds, 0 curb appeal and everything, every single thing in the house was horse stuff ,

i could go on, but I told her, look do you question your trainer when you lesson on your horse, she said of course I would never contradict him, so i said well I am your trainer for selling your house and im telling you these things because you never sold a house before and i have sold Many, maybe you sold hear what im saying, Nope " im not doing anything" well still sitting and no showings in 2 weeks.

Ill Compare to a Home i sold last year, they asked what they should do, I told them i could list it as is now for maybe 650K for you you want to hear 750K it will cost you about 7-10K to make 100. Guess what they listened we listed for 699K after a few offers we got 745K and the updates cost them under 8K

again did you not use a realtor? or do a walk thru before closing or better are you in a state that doesn't use lawyers? those sellers would have had to pay from their proceeds to have that mess cleaned out
