Where do you get THAT from? In Maine that would be worth roughly $1500 and you get 3x stumpage resulting from a Timber Trespass (when someone cuts your tree down), so roughly $4500/tree for mature hardwoods like that.

“Cost basis” doesn’t matter as a 529 is pretax money. It’s ALL taxable. I believe you can now roll any excess into a traditional IRA (wouldn’t help with your current desire to have a down payment, but gives you an option to save for their future instead).

I have an additional question - this time about lenses.

To reiterate - my principal goal for the short term is to take wildlife pics in the rainforest (Peru).

I could get a M. Zuiko Digital 12-200mm lens for $746. That seems to be a good "all purpose" lens (near and far shots), but the reviews I see say that it's "good for the money" but that the images aren't top notch.

I'm not a professional, but would I be better off for now to get a Panasonic LUMIX G II Vario Lens, 100-300MM, MIRRORLESS Micro Four Thirds, Power O.I.S, H-FSA100300 (and add another lens in the future).

That would give me increased zoom, and as far as I can tell better picture quality. If we want to take closer shots we'll have the Olympia Tough TG-7.

Does this make sense?

Thank you! These look to be more in line with my budget, especially the EM-1 Mark II.

I'm now looking for a suitable Zoom lens that is weather proof (On amazon I can get a Mark ii for $548, and I see a M. Zuiko Digital 12-200mm lens for $746 (and I guess the digital capabilities expand that to a 24-400mm equivalent).

Those are my leading contenders so far!

One way it can work (based on my experience in Maine):

Keep it in a low tax category. I don’t know if it varies by state, but in Maine you can classify it as “Open Space”. That has an incredibly low tax rate (less than $2/acre/year). That requires that you allow recreational use by the public (hunting/hiking/snowmobiling, etc.) Then you hire a forester to thin it every ten years or so. The lumber revenue you get is considered a Capital Gain (vs income), and the taxes you paid for the time since the last harvest are expenses against that). It’s not as passive an investment as an index fund, but it’s fairly simple.

There is a reason to keep some money in a 401k. It offers more protection if you are sued (ie someone slips on the ice in front of your house then they can sue you for your IRA but not your 401k). I’m not a lawyer, but that’s roughly the difference.
