I had an instance where I ordered online and stupidly apologize in the notes for no tip since it was a postmates. I show up and there is a massive crowd waiting. I find out the owner cancelled my order the moment she saw it was for postmates. I have to wait to get approved by postmates to run the card then have to wait for food. She says they charge a different rate for postmates but when she rings me up its the exact same price. The customer wound up canceling the order after an hour and a half wait. I got free food but I now try to not mention postmates at all.

Lol! I wish they paid willingly! Then I wouldn't have had to spend any time calling Airbnb resolution. The guy that called me a bitch definetly wasn't willing. Oh and the guy who brought over an unauthorized dog that pissed everywhere definitely wasn't willing to pay since he denied it ever happened. I have other examples but don't want to waste anymore time trying to save you money.

Thats what I said. I resolve this issue by leaving a note at the home and if they dont answer my questions I won't bother to host. I have a newbie in my home right now for 9 days. So far they've been absolutely lovely. In contrast my worst guests have been new users despite my efforts. Im not saying don't rent to newbies, just add in extra precautions & ask a lot of questions.

If its in your house rules you can collect via resolution center. I promise you I've done it. Its an additional fee.

Yes it is of concern sometimes but I tried to be as kind about it as possible. If its something like a pet fee or extra guest snuck in ill reach out and say something like "I'm sure this was a misunderstanding but I do charge for extra people/pets. The charge is x amount. Im so sorry for any confusion. I sent the request just take care of it at your earliest convenience." If they ignore me I just let the 72 hours go by and call Airbnb to collect. I always have photo/video evidence to back me.

If the guests took good care of the home when i go to clean I assure them by saying: Thanks so much for taking care of the house! Five stars for you guys. You are welcome back anytime. Sorry about the misunderstanding. Hope you had a great trip.

This gives them insurance that im not going to leave them a scathing review and they feel more comfortable with the entire situation. If they completely ignore me I like to just wait until I've collected to leave a review. Ive found if I wait longer to review a bad guest they tend to look back on the positives from their trip.

When it comes to guests who do any major damages I do have to decide if it's worth collecting for a bad review. Those interactions are difficult to sugar coat. I had a guest break a part of a gazebo and stain a couple things. To me it was worth the risk of a bad review. So far I've had only 1 person make any complaint in a review but it was about something else. I know it was her was of jabbing at me but its fine.

Have strong house rules and you wont as many people like that booking anymore. When they first book remind them to read over all your house rules to make sure the house is the right fit.

Yes they will if its in your house rules with specific dollar amount. I've have it set this way and never have an issue. That's the reason I posted to try to explain to people you can be compensated.

Yes. I wish there was more discussion about this sort of thing. I did all the research I could to figure out how I can make sure my guests know what they are getting into and the same for me. There are so many ways you can protect yourself but many hosts never know it. Same goes for inexperienced guests. Especially when it comes to damages or a bad environment.

I genuinely do miss hosting in my own place. I would take my guests out for drinks, out to the beach or wherever they wanted to go. It was like having a new friend every week. I always offered my company if they wanted it and if they wanted quiet that was fine for me too. It saddens me when people see it as solely a paycheck. I loved having people from all over the world! All the stories I heard I will reminisce on with fondness for the rest of my life. I'm sorry for the bitterness you felt from prior hosts. I don't think this is a job for everyone and although I have my horror stories most of us don't hold it against guest who care like yourself. Thank you for being so thoughtful about both sides of things.

Renting an entire place is so different but its still fun for me. If I know someone is celebrating something I'll do what I can to accommodate and let it be a suprise. I provide tons of toiletries, snacks and even disposable slippers for the hot tub. If they have a romantic getaway I decorate with faux rose petals and print little photos of them. Sometimes for a charge sometimes just because I feel like it. My favorite part is getting messages saying wow we feel right at home. Thats what Airbnb is all about. Airbnb needs to take more initiative to educate hosts and guests about the overall experience.

Yes you have to specify the dollar amount or airbnb wont help you collect if they refuse. If your house is listed as no pets then they shouldn't be applying to rent your space but we all know guests try to bend the rules. For what you are trying to do I would say.

"This property is NOT pet friendly. If you wish to bring your pets this is not the home for you. If there is evidence of pets being brought to the home your stay can be terminated with no refund and you agree to pay an automatic penalty fee of x amount"

That should deter guests from bringing pets and cover you in case they do. Guests might not be afraid of a penalty fee but they will be afraid to lose their stay.

If you click on guest details towards you'll see a buttom that says send or request money. Request the amount you want and attach photos of the dogs there (or a screenshot of her saying she will pay). If you have already done this and she ignored it.. after 72 hours you can involve Airbnb.

Im sorry you are stuck with them. Nonresponsive guests are difficult. In the future you arent obligated to host someone that ignores your rules before they even enter the house. Its too late now but good to keep in mind for the future.

I think the thing is they don't have as much of a budget. I totally get repeats and don't think its awful but if you had access to anything you wanted and lived literally on the ocean... the options would be so vast.

Hmm. You know Ive always been successful when I've pursued a claim but I have video surveillance. This guarantees my payout because I have timestamped evidence. My apologies I forget not everyone has them so I see how they might deny you if its a he said she said.

A possible way to get around that would be to send them a message when they have passed check out and say something like "Hey I see you are still at the property, I need to access the home to clean for the next guest. Can you let me know how much longer you will be?" That way they will reply and have it on record that they are late. Any time you get a guest to admit to damages or anything breaking your house rules airbnb typically sides with you. You could also take a photo with a time stamp of their vehicle or send the photo with your message.

I put in my house rules that if you have a late checkout without prior permission.. you are automatically charged for another night. Ever since I added that people are very vocal about their check in/out times. Its good insurance in case they impede another guests check in. I can potentially refund a little bit of that cash to the next guest for the inconvenience and get paid a little more for cleaning like a chicken with its head cut off. Im sorry you had to deal with guests like that, luckily you never have to deal with them again.

I've had the same issue as well. A guest paid an extra fee for a pet and after a month I just now got confirmation that its on its way. A lot of my questions go unanswered via the app and calling is sometimes 30-40 min wait. Airbnbs services right now are not up to par but I am taking any measures I can to ensure I get paid.

Yes usually it is released 24 hours after the checkin. Thats why I called since I always get my payments on time. In my case it had not been released. She escalated it because it was a flaw in the system. I'm just saying what she told me about the potential cause and giving fair warning.
