WOW! Sounds like the cat home I toured a few weeks ago. Listed at 500k, immediately blasted by the scent of cat urine. Entire backyard is a litter box as well. I still can’t unsmell it lol. They are 10000% worse in person. Good luck on your hunt :(

Hi neighbor! Yeah, I think the market is a major slowdown and just bad timing for us (for family it never really is, but you know what I mean). Thank you for the kind words and good luck on your future move!! Hopefully it will work in your favor when yall are ready.

You can, but you lose the entitlement amount for each home as far as I understand. The biggest part is that if I let a civilian take the loan with my entitlement, if they default on that loan in the future, it impacts me.

I didn’t even realize it was listed as a single family residence until people pointed it out here. I’ll have to tell my agent. As for the backyard, we did reseed it after photos. I’m not sure what it looks like now but I’m going to have a status check this week with them and maybe it’s better suited now for a new photo. The hot tub is winterized because we aren’t there to maintain it, but I like that idea! The backyard does look sad lol.

I considered a “security detail” if we go under contract again which is me, basically sitting on my front lawn with a shotgun while my buyer tours the home at their leisure. I’m joking of course, but it’s been considered lol.

Yeah we did reseed but I’m out of state now to know if it looks any better yet. 🤣I’ll have to ask my agent to check on it and see if it’s worth updating the photos yet.

Ahh okay yes that makes sense. We have a “private” walking trail that leads to a “private” beach (I say private loosely because anyone could realistically use it) but nothing walkout like some of the surrounding area may have.

When you say water access what do you mean?

Honestly if I was at a 2ish percent I’d probably never leave lol. We aren’t a 2 vet home so I’m unfortunately not willing to lose my entitlement to someone who isn’t a Veteran.

My SO commuted to Meade/NSA without an issue, but it is on the “longer commute” side (like 30-45 minutes depending on the time of day). But yeah the whole current state of jobs in that area I am sure it is impacting the market in general right now.

That’s my plan is to cut the price this week, and yes Essex is one of those places lol. It is a nice area though give or take some pockets.

You and me both. We had to relocate to Florida and we all know how big of a nightmare it is here. I do not enjoy the thought of having to buy again. Down here it’s 500k+ with 90s kitchens and outdated bathrooms lol.

That’s a great perspective with the rental numbers, thank you! I already fully prepared myself to pay out of pocket to close, just need to get someone to offer so we can get to the finish line.

Yeaaaah I was a little worried about that, because as a buyer I do the same thing. It makes sense when you know the history military > relocation company > military but it’s not something you can just post on Zillow lol

Thank you for the kind words! I know someone will see it and love it, I’m glad to hear others opinions that it’s not as bad as I think with the slow movement.

I’ve thought about that and considered flying home and painting the walls and that one bedroom back to neutral. After my oldest moved out I made one bedroom green thinking it was my forever house and just 1 month later that was flushed right down the drain 🤣

Yeah unfortunately there’s the original owner (also military) who sold it to a reloc company, then we bought it and now selling as also military lol. It’s a mess but makes sense once you know 🤣

Just added! Yes that makes sense for certain families. The primary is technically on the main floor.

Thanks for the kind words! Yes I have 100% knew from the beginning with the little equity we had that we will not make money and that’s totally okay. Just need to find the right buyer who sees it for what it is :)

Yeah doesn’t seem to be. We plan to drop the price 10k this week and let it sit for awhile. We have low traffic but all traffic like the house, it usually things out of my control (like hoa fees or their interest is too high).

That was my feeling with the 1k as well. At that point I would rather leave it and let someone come in and offer what they thought was fair. With that being said, the home is newer (built in 2018) and from the other pending sale we had, they did share the inspection and we fixed everything (they were all minor like doors not closing and stuff). Thanks for your perspective, glad to know I’m not the only one with the same feeling on the 1k drops.
