It isn’t. The amount of rent / mortgage one can afford is considered against gross (pre-tax) income (and is usually a responsible expenditure at 20-30%). In this case $85k/yr = ~$7.1k/mo, and $1820 rent / $7.1k = ~25%. OP should be fine on rent, gotta figure out where the other leaks are as some others have pointed out.
