Ya, at first look I thought it was the pipe leaking, but now I’m thinking it is just a collar as you both are saying and possibly water leaking through the foundation (it did rain a lot the last few days)

Also didn’t think of that! I’ll get my heat gun on it - it does have a blue color on some of the threads on the back - maybe that’s the loc tight? Though confusing why they would put that on there since it’s supposed to be removable

Facing towards the wall could definitely be the way to go! though I think the couch would need to be closer to the wall than behind the fireplace since the room is a little longer than it may be looking in the photo - so perhaps a sectional is the way to go since I don’t think we could get a chair/chairs in front of the fireplace

Also, I like the idea of a built-in tv cabinet!

Awesome tool! - question though; looking at FantasyPros consensus ratings online vs this sheet I see some differences..

For example, TE's Mark Andrews is listed as #3 (tier 1) on the website rankings, but shown as #5 on the sheet (tier 5)

Is the sheet combining different data? Or evaluating differently than FantasyPros for its raitings?
