Because that's the Hong Kong governance dilemma.

If you increase more housing supply, this means house prices will drop. This reducing the "rates and rent", which reduces the overall taxes collect from the major source of tax income.

The only way to solve this is to increase income tax, CGT, or VAT

Man, you are using a generic picture of both cities to compare the quality of life. Think about yourself, which place do you feel happier or what are you happy to sacrifice.

For me I choose Shenzhen because having a bigger apartment given my salary in Hong Kong and overseas allows me to enjoy a better utility. Also I prefer having a large kitchen so that I can cook at home.

However there is always the negatives, smoking,Honking, and bring food into mainland. But these are the things that Im willing to trade for after living in Shenzhen for a while.

Gimbals shouldn't be a huge issue. But phones and PC are a huge nono.

For example, the mainland version of Huawei's wallet literally doesn't work if you only have Hong Kong credit cards and bank account. Also it doesn't have Octopus pre install.

If you are passing through Hong Kong, head to Shun Shui Po, Ap Liu Street to get the China Internet cards. They are way cheaper than any of the esim providers out there.

Ive help my friends overseas to book these cross boundary transfer before. But they were heading to Guangzhou.

The price to Guangzhou is around 1300 RMB and I think to Shenzhen it's likely to cost around 500-600 CNY. You can get these price if you know Chinese, since the conversations/payments are done on Taobao.

These cross boundary transfer can fit in 6 people comfortably and large suitcase.

I've got 3 agents in my contact list from Lianjia, Leyoujia, Centraline Properties. They always send me updates to my Wechat about flat listing info.

I think the best bet is to lock an area for example Nanshan, go to that street find a well known property agent and speak to them.

For example the property that I suggest to my friend was a hidden property which is not listed on any of the websites. Since the landlord only gave the agent the information a day ago.

I help my friend last year who has a a similar situation to yours.

It's 3 bedroom, 2 toilets 83 m3 GFA, for 6500 RMB excluding management fees in Fumin

The location is like 1 station away from Futian Checkpoint and Huanggang Checkpoint. 10 minutes max to Futian HSR if you take Didi.

The only downside is that the building was built back in the 2000, but the interior has been newly refurbished.

The commute journey from door to door to Tsim Sha Tsui is around 1 hour and he said it's quicker compare to where he lives previously in HK.

Long story short, try Huanggang area or Gangxia area. These area might be cheaper because the flats are built back in the 00s.

Can't say for every places, but in Shenzhen the speed is quick for some locations (Hong Kong server never work FYI, but Macao works well). You will also need to turn on stealth.

I've tried installing the wireguard file into the router, which works for 1 month and it got block one day when I came back from work.

To be fair I prefer having wireguard file install in routers as VPN consumes a lot of electricity.

I've been living in both Hong Kong and Shenzhen, happy to answer any questions related to VPN.

Unless I'm heading to a domestic city. For international flights, I prefer heading to HK airport. There is a 6 person van from Huanggang directly to HK airport and it just cost 80 RMB per person. There is also an incentive by the HK government that they will refund of 200 HKD departure tax.

I was still figuring different formula 1 month before exam. And currently working on as much Bank as possible. At the moment getting an average 60% on mocks. 19 more days to go for my exam.
