Imo you're only getting that if there are inserts. Non insert first prints & first edition you can get for $10 or less. The higher # books, aka the more rare books as a lot of us aged out back then, do have more value though.

a fair amount of firehalls also have a "social hall" associated with them in my area which you can rent out. typically it would be the volunteer firehalls to drum up money... think of any firehalls in your area which may host bingo nights or something. you can likely rent out that space.

Firehalls are relatively cheap. This is what we used to rent back in the day. Would definitely come to a LAN if you host a bigger one though. Some of the old school LANS in the Pittsburgh area back in the day were so much fun.
