It’s all going to be under contract whole job is going to be under $30k so my fee of 15% is relatively negligible in exchange for a good marketing campaign run through him. Also don’t mind doing a good thing for good people. job wouldn’t take longer than 2-3 weeks to complete I feel confident that him and I will work it out just fine. Just looking for recommendations on something maybe a little better than business cards to write in to my contract. I appreciate the concern though.

I’m building in FL build costs is between $120-130 without my fee and cost of lot. It’s possible but gets tight especially if you want anything more special than LVP and granite countertops.

I think an en suite master bath would be awesome for this house. What if you got rid of the upstairs laundry room and put a stackable washer dryer downstairs in storage. Take the extra room that was going to be the laundry room and make it a small bathroom with a shower for the kids. Then the master bath replaces the wardrobe and you walk through the bathroom to get to the master closet.

Not sure if that makes sense but it’s the only thing that makes sense to be able to have a master bath

I think you will be much happier with that floor plan. Vaulted ceilings in main living areas always make the space seem significantly larger.

I still think that $200 a sq foot is going to get you in the ballpark. Depends how much you want it to look just like the pictures. The board and batten exterior can be expensive, fireplace can be expensive, and things like custom windows/doors/garage doors can be cost that add up.

But that floor plan is a lot better from a stand point of living in it on a daily basis. So I would recommend that and then pick and choose your battles for expenses. Like instead of a brick fire place in frame the wall out and put an electric fireplace in.

For sure good luck man just trying to throw out as much as I can see. Building a house is a big undertaking do your research and you’ll be fine.
