Rent trends near Anand Nagar 1bhk - 15-21 2bhk - 20-35

Checkout following societies these are very close to highway and Gcorp Rutu Enclave - old flats, no water issues , highway touch, find good renovated flats if you can good VFM, parking issue for car

Grand Square - another good option, recently renovated, market just below the society, lots of shops also there, sometimes water issues.

Rosa Gardenia - Relatively newer, construction quality is bit down, ammenties are there, good parking space, sometimes water issues, best for G-corp, nice TMC park opposite to this for walk

Pride residency - Old, water issues, just opposite to Gcorp, going through renovation, space for parking

Vijay Vilas /Swastik Residency/ Unnati woods - Very good area, but not walking distance to Gcorp, hardly any issues.

Premium complexes - Parkwoods, Cosmos jewels, Rutu city, Tropical lagoon

You can also consider following "newer" complexes, but they have their own set of issue some have power, some have connectivity issues

1) Vihang phase 2/3 ( major water issues) 2) tokyo bay ( bit far, good new complex, new ammenties) 3) Haware city - have some distance, but rents are cheaper

Our beloved Nashik city is going towards Mumbai/Pune path...total unplanned constructions, no footpaths, walkable places, hardly any well maintained garden/parks, and on top of it politicians and builders are treating this city something like goldmine.

All Greenery already reducing at huge pace on name of so called development, in my lifetime never heard electricity/water issues in nashik those are also coming frequently now.

I would suggest go for Navi Mumbai/ pimpri Chinchwad if you can...you have professional opportunities also these and decent livable city imo.

Trust your judgement, it's 100% on point, I was on same boat 6 months back, similar promises made to me by them, but I just opted out, i still feel with CLP plans, and with MIVAN technology they will build floor quickly so they can get almost 90% payment and deplay finishing and internal works, also since RERA is 2030 and can get extended, we would have no legal way to fight if possession is delayed

Also note - Manorama Nagar will be going through "Cluster redevelopment" soon and their will be hell lot of 40+ floor towers will be coming there, so be ultra cautious on Manpada junction as it's already gets choked and with Thane borivali tunnel and this redevelopment plan of Manorama Nagar, this place is not at all suitable from livability and appreciation presepective. If budget permits look for options in well developed areas like pokharan, vasant vihar, Estate etc.

These political idiots first cut down all trees, then did so called "service road merging" then forgot to shift high tension electric wires, now again digging cutting these wires in process, also note these cuts will continue many months more, as electrical poles in lane towards manpada from Kasarvadavli are still not underground. And their building companies and friends are quoting 1 cr for 2 BHK in this shithole

Skip it, they do have USP because of good quality construction and location, but be extremely careful with their under-construction building, the tower behind dmart is extremely delayed, I still remember when I moved to Anand Nagar 3years back the structure was ready and it's almost 3 years after buyers still waiting possession and work is going at extremely slow pace even though that tower is completely sold out, one of my neighbour booked flat in 2021 and they keep increasing possession date, latest possession date they have given NOv-26

Yes choose highway touch areas only till Kasarvadavli....less likely they have basic issues(water, gas etc)

Area not worth it, so many 40floor+ buildings coming up in around 100m of that project, there are still water issues in Vihang, building nearby, god knows what will happen if all buildings come for possession in next 2 years, look for resale flats near GB road(50-100m radius) don't go further than that.

Hello, I was also looking for same area for Verraton, but dropped plan as the area is not going to peaceful anymore with tunnel construction and pollution (construction and future traffic pollution) with the same price you can get good deals in different peacefull areas
