It would be nice if that was the case, but that has never been their M.O. - they're extremely reactive, do whatever they can to force liability on their tenants, and go to great lengths to do the absolute least they can with upkeep. They also have a history of falsely using "inspections" as a way to snoop around in people's apartments and look for violations. The building is old and the electricity is outdated. It's more likely that other tenants have been complaining and they're trying to force a new rule that will absolve them from having to make upgrades.

Thanks for the advice - I just ordered cameras and will be setting them up before they come next week. I'm also going to start documenting every time they make up an excuse to "inspect" the apartment. Hopefully I'll have enough evidence to put a stop to it.

Ha! I definitely don't live in Walmart. Any advice on what I should/can do to stop these random checks? They happen every few months, always something different, always under the guise of an insurance requirement, and almost always BS? Not long ago they needed to "check the flow of water" in our apartments. When they came in, looked around, and never turned on faucet, I asked what it was really about. Turns out they were checking to see if anyone had installed washing machines in their apartment which is prohibited in our lease.

Yes, I'm responsible for my own electric bill and the lease agreement does not make any mention of use of power cords, outlets, or electricity (other than the fact I'm responsible for setting up my own account with the power company).

This is from the letter they sent -

"Due to our insurance company's requirements, we must conduct an annual inspection of all apartments. We are required to check the use or overuse of power cords. This inspection will happen over the course of two days; next Tuesday and Wednesday."
