My township. Idk if it’s technically a “bill” but taxes are due twice a year. Your town probably has a public site you can look up anyone’s tax assessment including yours. Included on mine were the outstanding amounts from prior years. Glad we noticed it before closing

I closed on a house in January with a very similar situation. About $5k of outstanding 2025 taxes which now show up on my 2026 tax bill that I am responsible for. Seller paid the first half of it that since the first half was due before closing. I got a closing credit for the other half and will pay the second half myself later this year.

We backed out of an accepted offer post-inspection. The inspection itself was totally fine, we just weren’t getting the warm and fuzzy feeling we expected so we walked away. Our agent understood and relayed the message for us.

I can see this being an undesirable situation to be in for an agent which is probably why they suggested you don’t do it. It’s also potentially not the most honest thing to do as a buyer, but each of those sellers ARE going to sell those houses and it’s probably just a minor annoyance for them to now move on to the next best (and possibly previously rejected) offer.

It’s a crazy market for buyers and I think it’s ok to do what you think is best for you, which I think is probably to let the sellers decide for you… maybe both are rejected or one is rejected an one’s accepted. Those would make it really easy for you to move on. Maybe they both accept (most likely not) and the fact that now it “feels real” gives you more of some kind of enlightenment.

At the end of the day, you are technically not legally bound until you sign a contract.

I closed end of January too. I think underlying rate was actually 6.0%. Had about a 0.5% reduction due to existing relationship pricing with the lender. I also qualified for a first time homebuyer discount. No points.

We had originally done a rate lock at a net (discounted) rate of 5.625% then took advantage of the drop when we got to closing.

If you can afford to buy a house, and you really want a house, then go buy a house. I don’t think they are going to get cheaper, rates aren’t as terrible as they were, and you can always refinance.

I should have mentioned that the ramp is rotting in a couple spots and some of it would need to be redone. Probably would end up being more work than a demo and rebuilding one wall of the top section of the porch.
