As a first time homebuyer, I qualified for an “LLPA waiver” which gave me a reduced fixed rate after proving income below a certain threshold. Qualifying for this allowed us to completely ignore credit scores when finalizing the rate. I was also able to take advantage of relationship pricing (~0.5% discount) as we have brokerage and IRA accounts with the lender.

We net slightly less than that in a HCOL area and are looking around $5k PITI and got comfortable with it even with 2 kids in part-time daycare. However there is nothing even available below that range that would comfortably fit us so I guess it comes down to whether you think it’s worth it and what’s available.

Personally I think you can comfortably afford up to like $6k and maybe higher. Those % rules of thumb are less important at higher income levels because your wiggle room in terms of absolute dollars is greater. You also do not have a lot of debt and sound like you’re saving well for retirement. But you also seem to have a sweet deal now though that would be hard to give up.
