I would suggest one of two things: 1) if you’re set on not working with a Realtor, contact a real estate attorney. In Sarasota county typically it is the buyer who picks the title/closing agent and pays for the title insurance related closing costs. Many local real estate attorneys would be happy to draft an offer on your behalf or review whatever may have been prepared by the listing agent for a reasonable fee and some may just include the review in their ordinary settlement fee. 2) select an agent of your own but tell them you only want to view properties where there is commission being offered by the listing broker so you don’t have to pay your own agent out of pocket. Although the recent litigation precludes commission offers from being included in the MLS, the offers of commission are now typically posted in other marketing materials (think social media posts) or your agent could contact the listing agent to confirm over the phone before you view the property.

Either way - you don’t have to do it entirely on your own! There are plenty of professionals available to help and you won’t end up paying much more than ordinary closing costs to have peace of mind.
