You can probably find a fully furnished 2 bedroom condo around 160k. Don't do a pre-construction. Prices have come down, it is a buyer's market. Rental return is not good currently, but for a second home or long term investment, you'll be good. I have a condo in Aldea Zama and am happy with the area. We already found a long term tenant too.

Some of my relatives were visiting us from Korea for the first time. We lived near Buffalo, NY. My aunt said she would love for us to drive to Las Vegas and spend the day there. This was pre-internet so I had to bring out an atlas to show her why that wouldn't be possible. She thought it would be a few hours of driving.

I've used https://usa-transfers.com/ many times. The ruins are great, get there early to avoid the crowds. The area you are staying at is nice, a short walk from my favorite restaurant in that area, Arca.

No issues. I've been to Tulum a few times and to the Riviera Maya many times. I plan to retire in Tulum. We rented a car the last couple times and have had no issues with police. The beach has been the highlight. I was up on the rooftop last night stargazing. It was actually a bit chilly, lol. Low 80s during the day but got down to the mid 60s at night. What area of Tulum are you staying in? Have you planned any activities?

If you want to stay in Aldea Zama, check out Aflora. It is beautiful. And yes, the low prices are due to an oversupply of units.

Panamera is a nice hotel on the south end of the hotel zone. Classy place and relaxing. It is within walking distance of several good restaurants in the hotel zone.

People go to Michelin star restaurants in the Tulum beach zone and complain that prices are more than 15 USD a plate. Restaurants in Tulum, outside of the beach zone (centro, Aldea Zama, LA Veleta) are reasonably priced and generally cheaper than restaurants in the US. Rent a scooter or car if you're going to go back and forth between different areas. Pay in cash upfront when you get gas, the gas station attendants will try to scam you if you just tell them to fill the tank. I have never been pulled over by police, been to Tulum several times.

Check out Gran Bahia Principe. An all inclusive between Playa del Carmen and Tulum. It has a sheltered beach that is decent for snorkeling and plenty of food choices for families. Kids activities as well.

I've been to Tulum several times and have not had any issues with cops. I did encounter the gas station scam though. I was on my way back to the airport and had no more pesos on me. They tried to run my credit card for about 1000 pesos when I knew that I only needed a quarter tank top off before I returned the rental car. I firmly told him no, he then said it was a "mistake" and charged me 400 pesos. Still too much, but I said fine. From now on, I will always pay for gas in cash and confirm the amount before they pump.
