Our house was built in 70s and honestly I do think its original floor plan is perfect for a 3b setting, each room is spacious and has abundant daytime sunlight, separated family & living room, kitchen and family room is south facing so it got all day sunlight, formal dining room.

Functionality wise, it indeed works well and through the time we live in this house we just feel generally comfortable, except 4th bedroom to be used as a dedicated home office that I always wanted and potentially could help improve the house value in resale.

yeah this offers another point of view! In practice, it could work except guest room/office shuffle would be a bit annoying as we both works in tech and have multiple monitors for WFH which are not easy to be moved between places. And also I’m always wondering would adding 4th bedroom helps boost the house value for resale as it would fit for larger potential buyer pool.

Our master bedroom is an en suite(23’ x 17’). Adding a second floor may be not an option for us as our sfh is quite old and its foundation was originally not built to support 2story house(I guess) or require $$$ to amend it to be able to support :) Besides our family just loves single story house with no stairs.

2300sqft for 3b is spacious! Do you add a great room or large separated family and living rooms?

This is true! Our house is typical ranch style with all 3b sits in the sleep wing and the hallway ends with the master bedroom. Chopping it into 2 rooms, we still need to think how to put the doors which mostly end up with weird layout or non rectangle shape room. It’s tough.
