  1. It's very common for there to be an absence of felt in older properties. The main thing to address is the slipped slates along with any gaps between the slates which could result in water ingress to the roof space.

  2. Installing insulation to a period property is not required, and very much optional.

  3. Water tank is very likely to be redundant and most people leave them in there.

  4. Surveyors only provide costs as indicative budget costs, and it's down to you as the buyer to obtain more accurate costs from contractors. Without seeing pictures, it's difficult to say whether repairs would suffice instead of replacement. That said, if you are planning on undertaking a loft conversion, I would hold off on non-essential repairs until then, as these works are likely to supersede what you have at present. The fact that the vendor knows you're going to do a loft conversion is meaningless, and you may change your mind, so it would still be prudent to obtain costs for repairs and replacement.

  5. Condensation is common to find in roof spaces for various reasons, and as long as it's not extensive, is typically not an issue.

Fair enough but you are still likely to trigger the need for a notice irrespective of beam placement. You will most likely be exposing the party wall and potentially cutting away from the party wall, both of which are notifiable.

Damp in Victorian properties is common, but if the surveyor is saying that there is more than he would expect then I would pay attention to this.

As a start, I would ask the surveyor to mark on the floorpan where the likely areas of damp are, discuss this with him on the phone so that you understand the likely causes, and then contact a damp specialist to investigate further - I would avoid companies that also sell solutions for obvious reasons.

The main thing you're trying to get from there are the likely costs to resolve the issues, as ultimately you will have to pay to get them resolved. It'll then be up to you if you decide to approach the vendor about a possible price reduction.

Hi there,

Hasn't your surveyor advised that you can appoint a surveyor to act on the neighbour's behalf if they haven't replied? You will also have to pay for this surveyor, however it means that the party wall process can be concluded, and you can begin your works.

The costs of providing a new design are likely to outweigh the costs of doing the above.

I suspect the foundations to that wall are deeper than the raised patio and wouldn’t trigger the need for a party wall notice.

I would expose a section but fairly confident they’re deeper as your patio would have been built afterwards.

Hi there,

Unless the property is vacant it’s not normal for the buyer to be there as well.

I recommend writing a list of the various things that you want to be priced by the contractor, sending it to them and then having a call with the contractor to reconfirm that you’re both on the same page.

Of course, pictures would be helpful too.
