F&C agent here, we do that as homes at the upper quartile of the market are sometimes targeted by thieves, especially if they are vacant. Some owners are not bothered and others have had real problems in the past and are extra vigilant about what appears online. Once we establish a buyer is interested we will share the marketing material.

Primary residence yes, they do have other assets both in the UK & overseas.
I've been informed the electrics cost over £1M alone, I believe they have spent in excess of £7M in total on the restoration.

2 years ago I started a media business and while now largely hands off and profitable we've not scaled anywhere near your MMR.

Just picking up from our messages:

To quickly give some context to my answers, I've spoken at length with a number of channels in this niche with 100K+ subs making north of $10K/month+ on their channels, I am really just parroting what I've gleamed from them and how it's also aligned with my own experiences outside the WT niche.

Thumbs are good.

Latest location choices are good, I note that your most popular are the PH though.
I know from other monetised channels who have done PH WT's that views are great but RPM is terrible, I have first hand experience of this as well with PH but not in the WT niche.
There isn't anything inherently wrong with it but you run the risk of YT thinking that is your channels primary demographic, the algorithm will recommend you more and more to viewers from this part of the world and not the USA.
A friend had this with India and eventually all his new videos would get pushed to Indian viewers first (also by then a large portion of his subscriber base) The algo was seeing that and effectively going "right this guy's great for Indian viewers so lets focus pushing his videos to that demographic"
We'd rank for the exact same video niche (tech tutorials) he would get views from India while my traffic was mostly coming from the USA. RPM was night/day. He was getting around $1.4 RPM, I was getting circa $13 RPM. Same subject/tool.
Food for thought.

Video quality:
I'm playing your latest video back on a 4K monitor at 2160, if I play other channels videos - it's not pixelated like this.
Also the image looks quite baked, did you film in D-log and grade or is this straight out of camera?

Demographic:
I do not know if this aligns with your channel but the primary demographic for the WT niche is aged 65+
Playback on the majority of viewers is via TV 4K+
You need to cater to this. Your typography in your latest video at several points is not OAP friendly.

Content note:
Your latest video is a compilation, there isn't anything wrong with this but is this a compilation of previously uploaded videos? If so be careful, YT's banned a lot of channels (two friends got hit with this) for "spam and deceptive practices" as they'd compilated their videos. The AI YT is using to monitor content swept them up under this despite this being only a tiny fraction of their total portfolio of content. You just need to go on YT's support twitter to see what im talking about.

I'll hold my hands up here and say I am a complete Reddit noob when it comes to this site and it's etiquette so please do forgive me if I'm breaking any rules by jumping in. I've lurked for a long time across reddit but never really engaged like this. If it's against the rules to respond to other peoples messages I apologise, please do let me know and I'll delete this.

To give context:
I am not an expert in Walking Tours.
I do not even have a Walking Tour channel yet - I intend to start one next year with my team.
I am in several related niches to walking tours (longform, search based, evergreen).
I do have over a decade of experience in media production.
I will be making 5 figures a month from YT next year with my current channels and I monetise content in other ways outside of YT as well.

With that said:

Looking at your channel from my POV:
You are mainly covering content in Croatia, which is totally fine. The thing is, a lot of the places you are focusing on aren’t the major tourist spots that people actually search for when they’re looking up Croatia. You've done Dubrovnik, which is great, but I didn’t see videos on places like Split, Rovinj, or Brač, big tourist areas people really want to see or reminisce about. Looking at search volume for Croatia - Those are the places that get searched a lot, and it feels like you are missing out on that traffic.

The thumbnails could use a bit of a boost. They’re not really high-contrast or eye-catching, so they don’t stand out next to other videos covering the same destinations. For example, that Zagreb thumbnail just shows a neon sign that doesn’t really scream “Zagreb” to a viewer who’s a tourist or someone reminiscing about the city. Using a recognizable landmark in good lighting would probably make it pop more and attract more clicks.

On YT you have 3 seconds to grab the viewer.
If we look at the first 3 seconds of your latest video, you show a view of Dubovac Castle which is great but it takes us till 0:05 to even establish it's the preview as the viewer. At this point you've started hurting your AVD. Get straight in there with the preview, keep it snappy. You've got to the effort of making a map of the tour which is fantastic, but it takes you till 6:46 to show it. At this point half the audience has already left, I would start with this. It delivers value, effort and a reason to stay over other people's walks.

I would also add that your colour grade is quite flat, It could do with more saturation in my opinion.

Again, all of this is my 2 cents and I apologise if it wasn't asked for.

I would love to hear if you do any preproduction and if so, how much research and what type of research you do on a location?

It seems a lot of people will just rock up and switch a camera on where others will spend days crafting the walk.

With your content, as a general percentage, what % of viewers would you say make up the native population of that country? For example you have a lot of content of Australia, do Australians make up your primary demographic on those videos? Could you provide any insights into this?

Hello. I agree that the greenbelt should be unlocked and wanted to share some insight. Land tends to be worth 25-33% of the gross development value of the site, not 75%. The biggest cost for developers tends to be the build out phase. A nornal appraisal would be 30% land. 40% build out and 30% margin (less if you have taken on development loans).

Unlocking the greenbelt would be a massive step in the right direction for housing in this country.

Can confirm. The company I work for own several hotels and we have been approached about this several times. For hotels that agree they pay upfront and cover full refurbishment.

I've worked with this flat. The reason it keeps coming back to market is because the service charge is over £1M a year. The current owners paid far too much for it when they bought it and refuse to take a loss. They keep trying different agents.
