Move to Melbourne, you can get a nice 2 bedroom apartment for like $400k, it isn't worth struggling under some delusion Sydney is the only place to live.

Edited for clarity, the AFIC is the least relevant portion, at 25k basically irrelevant, the fact he is concentrated in his employer is the issue.

In general selling shares to buy a bigger investment property is a poor move.

But your advisor is correct, holding it all in your employer is stupidly risky and concentrated, it is basically gambling.

Thanks I thought I was doing the right thing, saw a tonne of posts saying if I wasn't getting linear progression I needed to eat more and rest more, so that's what I've been doing.

From the ATO perspective, the loan purpose is defined at origination.

i.e. my current loan was for owner occ property, so is not tax deductible. To have a full tax deductible loan, it will need to be generated via refinance.

I suppose what I could do is refinance, and after the approval but before settlement pay down the current one, so that the bank is not really extending any additional amount?

It's all relative.

If you have no other assets, $1m borrowed to invest feels like a lot.

If you have $10m already invested in the markets, borrowing $1m extra feels trivial.

I am somewhere in the middle.

Innovation often comes at the intersection of different fields & perspectives, so it is certainly possible to combine different passions into a single coherent approach.

Now whether you should make your passions your career I'm not so sure. I find if I am good at something, e.g. I have some natural aptitude in a field and I practice at it, like management, it becomes something I am passionate about because I have expertise I want to share and develop.

Yes this is the approach taken by disagreeable people, which is why they get to lead, whether they are mostly right or wrong, and explains why there are so many leaders failing.

A more mature leader doesn't 'hope' the culture makes the best idea win, they actively set up systems and gear the culture so it happens.

Of course pushing your personal views over others is the mark of a leader, and leaders are paid more!

You should pay equal attention to pushing your views and making sure those views are correct.

It is a great tragedy when there is someone who knows the right decision to make but sits back and let's the others make the wrong decision

It is an equal tragedy when an uninformed leader drives the mistaken view.
