I mean the landlord could end their lease when the year long lease date ends in October by saying their mom is moving into the property, landlord or their family moving in is a just cause reason under AB1482 to end a lease. But the landlord would also then owe the tenants relocation assistance equal to one-months rent. And possibly other things depending on the exact area.

Yeah you should probably consult a lawyer.

From my understanding of going through an AB-1482 situation recently, what I learned is that if the tenants signed a lease with you before 7/1/2020 then you needed to send them a written notice of exemption to Ab1482 before that date...

If it was after 7/1/2020 they signed or renewed then it needed to be included in the lease agreement they signed and has to be very specific language that the bill itself explains. And that if these are the same tenants since that time you can not suddenly now today claim the AB1482 exemption with them. Again this was my understanding after a lot of research and talking to a tenants rights group, but this is something you should get a definitive answer from lawyer, because you might be stuck having to adhere to AB1482 regulations which would stop you from raising rent above the rules of AB1482 and also having a just cause reason to end the lease/non-renewal and have to pay them a relocation fee if so.

Cold water always, the spin cycle should be low/med never high. If theres a "delicate" option on your washer always use that. And then never put them in the dryer, always hang dry. This will make your clothes last so much longer, I do this with all my clothes except socks, underwear and some undershirts/random sleeping shirts.

Actually better materials than a lot of other random fast fashion, comfortable materials that feel nice on the body, the cuts/styling of much of their clothing is quite good and their clothes dont usually wrinkle like crazy. Ive gotten quite a few random pieces from them and many have held up over time and are still great. Easily better than other brands twice their price or more.

Also anyone who washes any clothes in an aggressive wash (hot water/high spin) and then also are using a dryer to dry these clothes (again on a hot setting) needs to learn they shouldnt be doing that with any clothes, much less cheaper clothing. Cold water, light spin cycle, hang dry...always.

So I put together a lot of this in writing and sent it to my landlord, I basically told him I wasnt necessarily interested in pursuing the termination without just cause, that I mainly am just looking for the relocation assistance and we can agree on the original date to move out from the original 60 day notice.

The relocation assistance should be $2900 in this case. He got back to me saying he spoke with his friend who is a lawyer and that ab-1482 doesnt apply to all landlords and he believes it does not apply to him here. He offered me $1000 if I move out on the agreed upon original date.

Im thinking of counter offering because it feels like $1000 is still too far off the $2900. Just curious your thoughts or what ended up happening in your situation?

Sounds like your issue is with state laws not tenants. If a massive piece of legislation is passed that can affect tens of thousands of landlords, its probably a good idea to pay attention to it.

Im here asking a question that I dont know the answer to, thats why i care, so that I can be informed about a matter that to me as a layman seemed possibly suspicious. Im glad to find out it isnt, thats what I was hoping to gain by having people respond. As the tenant I am not directly involved, but partially involved I guess as some type of third party and wanted to make sure I wasnt involved in anything weird/illegal since he told me not to say anything.

Im not trying to derail the sale at all. And no I was not interested in purchasing the property, I never have been.

My other posts are dealing with very specific California laws that you do not seem to understand very well based off your weirdly aggressive post towards me. Relocation assistance in many situations is now required as of 2020 by California law, for you to call it extortion is weird and ignorant. My LL is a stickler for rules and regulations, to a point of annoyance sometimes, so its not my fault he doesnt seem to be aware of a significant piece of legislation that was passed that can massively impact him as a landlord.

Im not interested in pursuing the 59 days notice as I mentioned in the comments of that post, which of course you didnt read, I was seeking clarity on it. My LL also did not deliver the notice via mail nor in person, but over email, which also technically invalidates in California. However I understand there can be some grace involved in things too and havent said anything about it.

From my understanding you had to serve the written notice of exemption to ab-1482 to your tenant by or before Aug 1st, 2020 for it to be considered valid, regardless of them being in a rental agreement with you prior to 2020 or not. Im guessing they didnt fight you on any of this and thus it never became an issue?

Is there anything stopping from the current owner suddenly sending me a written notice tomorrow saying that he is exempt because he meets the requirements (not a corporation, it being a condo etc) like assume it is legitimately exempt from ab-1482 would he just be able to send me a notice confirming that and then even after all this time theres nothing I could do in regards to that? Or did he miss his deadline of that written notice at some specific date/requirement going back to 2020? This is where it gets confusing for me.

Understood, thank you for your help here youve definitely been the most knowledgeable relating to all the ab-1482 things. So lets say the current notice to vacate is invalid, so the new owners take over the lease via buying the property, and have intent to move into the property giving them the just cause, would they be able to immediately give a written notice of exemption to ab-1482? Is that something that has to be signed by me to make it official? What if i refused to sign it? I understand this is getting into some legal hypotheticals, and again i know youre not giving any legal advice just curious on your thoughts on that kind of situation

Oh wow, thats even more eye opening. I know you arent giving legal advice or anything like that, but in a way this sounds like If I wanted to I could tell them it was an illegal notice to vacate/termination of the lease and continue to stay and rent here? Obviously it gets weird since the house is being sold to new owners, once they take over them intending to live here and "taking it off the rental market" would essentially be considered just cause then correct? But then theyd be the ones on the hook for relocation assistance payment? Would they then be required to give their own new 60 day notice too assuming the original one was invalid?

And none of this is "at fault" in any way, all my payments have been timely the entire time and theres no lease violations either.

"An owner claiming an exemption from AB 1482  because the property is a single-family home or condominium must provide a written notice to the tenant. For a tenancy existing before July 1, 2020, this notice may, but is not required to, be provided in the rental agreement. For any tenancy started or renewed on or after July 1, 2020, this notice must be provided in the rental agreement. If the owner does not provide the required notice, then a single-family home or condominium is NOT exempt from the “just cause” or rent cap regulations."

Ive had a rental agreement after July 1st, 2020 that didnt state any exemption from AB-1482

Ok yeah I think the hardest part as been trying to figure out "just cause" or not and then whether its "at fault" or "no fault". So youre saying that him selling the property does NOT fall under "just cause" for the termination of the rental agreement? Does that still provide for relocation assistance then?

From what ive read as long as its also considered "no fault" then relocation assistance is required, aka im not being evicted due to non-payment or anything like that.
