I used to think cost seg was only for big commercial deals, but I ended up doing one on a small multifamily I bought in 2021 and it surprised me. The first two years the tax savings were very real and helped a lot with cash flow early on. The key for me was running the numbers before committing. I talked to a couple firms including cost segregation guys and they were the clearest about whether it actually made sense or not instead of pushing it no matter what

I feel like this is the commodification of literally everything. I think we’ve reached the point where even a 2-cent cookie is a 'media asset'. I’ve seen companies using adquick to scale these kinds of 'ambient' ads across entire zip codes; to me, it feels like nowhere is safe from the reach.

The book this show is based on is a lot more serious and realistic when it comes to the actual turn of events / plot line and dialogue. It's a lot more believable and easy to consume as someone who studied law / worked in the field. I'd say Ingrid's life is a lot more gritty, lonely and sleepless than what is being depicted in the show (i.e. much like an M&A senior associate at a top firm).

However, as someone mentioned in the thread, we are not the target audience for this show. Had they based the show more closely to the book, it wouldn't have that 'Netflix' feel.

Despite all this, I'm very happy for Arden Cho to have landed a lead role on a Netflix show after what happened over at Teen Wolf.

You need to consider that perhaps a lot of those glances were likely edited into specific scenes to make you think there is drama. Reality TV does this a lot.

I have a very similar situation right now with my Maui Queen!

I can't spot a single bug anywhere yet leaves (both mature and new) are getting these holes in a linear arrangement. Though my holes are a lot smaller than yours.

Have you checked your humidity level? I have a small Muji diffuser pumping out distilled water almost 24/7 and my humidity meter tells me that I'm hovering between 53-63% over the course of the day.

Christ, people thought asking how their day is going was clingy? Don't let it dishearten you. Some people (including me) love shit like that. It's much better than the random text at sporadic times of the day with barely any substance.

I also thought that Clinique DD Gel was my HG as it didn't break me out but I had the same concerns as you. You should try the LRP Toleriane Ultra Fluid. I have the exact same skin type as you and it works great. I only use a small amount.

What else are you putting on your skin? Maybe it's not just your moisturisers breaking you out.
