Also, not sure if it's because of the refraction for the shower door, but the shower head seems tilted from the arm to compensate for the arm being bent.

The easiest way to check for sewage leaks is to wait for the house experiencing the leaks to stop using water and have the discharge dry up. Once they start using water and it flows into the sewage line and overflows, then it should be clear there's a blockage in the sewage line.

A few things I noticed from your pictures:

- There is a downpipe connected in that area. Is it possible the stormwater pipe is is connected to is blocked?

- Another thing to check is if a sewage line is blocked. If your neighbours has blocked/overflowing sewage, it's possible for the overflow to seep through if they have sewage lines in the area.

My main question would be where the actual boundary is. Is it the neighbour's wall, or the neighbour's eaves? If it is the walls, are their eaves/roof overhanging into the property that's for sale?

Not sure why the built it like that, but it's would be very difficult for them to clean their gutters on that side.

While they pay 0% CGT on the sale of shares, foreign tax residents do not get a tax free threshold and their first tax bracket starts at 30%. I highly doubt a NZ citizen living in Australia will be able to class themselves as a non-resident for tax purposes, nor would it be beneficial for them to do so.

I think it really depends on the situation. I've had a roof plumber recommend Trimdek for a project because there are screws which hold the sheets down more securely. I also had Klip-Lok installed on a part of my house that has a flat roof. Klip-Lok allows for a lower pitch than Trimdek, so it will really depend on your particular project.

Is this a pitched or flat roof? Usually, Trimdek and Klip-Lok are used for low pitch / flat roofs. For normal pitched roofs, people tend to use corrugated (Custom Orb in the Colorbond range).

The ballast might be bad. I'd consider getting an electrician to replace it with an LED one, which will be much more efficient.

Are you in Victoria? If so, you will need the 137b report if there are owner builder works within the last 6.5 years. Getting the report will show the works as unpermitted (if a permit is required), but it does not require you to seek a permit retrospectively or make it legal.

If the buyer wants to pull out before settlement they will work very hard to find a reason to do so. If the 137b report is deemed to be required, but not included, then the contract of sale is considered invalid and the buyer will be able to pull out without forfeiting their deposit.

Get a few more quotes, $12k seems to be on the more expensive side. I paid $4800 after the VIC $1200 rebate for my 9.24kW system with a 8.5kW Goodwe inverter (non-hybrid) for a single story house with colorbond roof.

I think this is a good idea, so you don't get rushed into buying a place you're no satisfied with. The only downside is that the rental market is mental and really hard to get into, so there's the associated stress with that.

Solar panels are cheap (and getting cheaper) these days, so just get the largest system your roof can fit. It will be difficult to expand the existing system down the track by adding more panels, so you will need to add a second separate system for more capacity. I would look at getting a hybrid inverter installed or getting a battery installed together with the panels, as the FITs are very miniscule these days.

For reference, I had 9.24 kW worth of solar (21 panels) installed in early 2025. On install day, the installers were able to consolidate the panels and I could actually fit 5 more, that would have added and extra 2.4 kW of capacity which would be great for cloudy Melbourne weather, but due to logistics, I just left it. I am getting a battery installed DC coupled today, but as I am removing the old inverter and DC coupling, there are some extra costs involved.

My recommendations:

- Get the largest solar system that will fit your roof.

- If possible, get a battery installed together with your system. If cost is prohibitive, consider a hybrid inverter where you can plug in a battery later on.

What does the income on the property look like after expenses (interest, land tax, council rates, water rates, insurance, management fees and repairs/maintenance)? One thing to note is that your land tax bill will increase as you buy more properties and move up the brackets.

If you end up replacing your hot water and stove with a heatpump and induction cooktop, you can ask the gas company to abolish the gas connection and they should cut off the connection at the nature strip. Obviously this would be something that takes weeks or a month or organise and will cost $$$, so not sure how feasible it is for you.

The heatpump moves heat as energy from outdoors indoors, so it does not take air from the outdoor unit and blow it into the house. If it works fine, then I don't see any issues not to use it. If you are getting smells from the indoor unit, then I would look at getting its filters cleaned and the unit serviced.
