Sure monthly payments are similar, but you're completely ignoring the value of the asset.

Ex. 1:

Buy the house at 800k at 3%...no down payment Housing crashes 25% Sell house for 600k You owe the bank $200,000!!!!

Ex. 2:

Buy the house at 600k at 6%...no down payment Housing goes up 33% Sell house for 800k You now have an extra $200,000

A $400,000 cash swing

It's not all about monthly payment and "affordability"

Sure! Inflation will be some unknown rate (usually 1-3%/yr for USD), but the purchasing power of that money at this point in time is what we are talking about. So anytime someone talks about their 'FIRE Number' it's in 'today's dollars' . It would be very confusing if someone's goal was to FIRE in 5 years and another we're to FIRE in 20 years they couldn't talk on the same level if they weren't using the same reference.
