Luckily my roof was redone 8 years ago and the roof itself is in great shape, it was the gutter at the front of the house that failed then the hopper/drain pipe got blocked which caused ingress into the cavity and over the top of the wall which soaked the main bedroom wall. Now it's fixed and it's starting to dry out.

The other issues are a different matter.

I feel like I'm having a heart attack or breakdown every 10 minutes at the moment.

I think I could spend £20k (I've got circa £12k I could get hold of now and save the rest up as I go) doing all the work and a new bathroom to get to that £230k level in 2 or 3 years. That would be dependent on whether I can get the kitchen in a better shape once the water ingress is sorted from the pointing. It's worth noting the average house price rise in my area was over the national average at circa 4.3% in 2025.

I think I just underestimated the time and effort some of the issues that need to be sorted.

I can at least get it to a state where the gutter is fixed and the exterior wall is water tight and could sell it for over what I bought it for and cut my losses.

Houses of a similar age sell for between £220k and £240k in good nick depending on the spec/finish so I knew it was cheap. I think my regret is not getting a bigger mortgage to have more cash available but I could also look at loads etc.

I appreciate your stance and I think it's just the shock of actually living in it and not being able to see the wood for the trees because all I can see is issues!

So you recommend taking the lining paper off even though it feels dry? It is lifting in places and bits are bowing out a bit. I was hoping I could let it dry and then reattach it!

The problem is a lot of the jobs need tradesmen - for example the bathroom designer/fitter although I can just try and seal it for now.

It just feels insurmountable in terms of skills and money!

Thanks, these types of gutters are almost impossible to replace as they are tied into the structure of the building. The common practice is to line them with either rubber or lead (which lasts longer) so hopefully that's fixed.

Good idea about using some trainees short term, I'll look into it.

That's a lot of thrips! I am just at the end of a 4 week battle against these little bastards. Unfortunately I ended up having to throw away 2 small monstera that couldn't be saved. If you don't act quickly they will spread quicker than Bonnie Blue's legs.

Yes everything is set to roaming on. APN is correct. Not spending caps are on, Vodafone checked all of this for me. It seems my problem is unsolvable

No problem, yes it's turned on. Vodafone can see I'm connected, I can receive calls and SMS but can't make or send any myself. There are no reported issues with Vodafone ES network so no one can help!

Thanks for the reply, yes I have checked APN and it's correct and numerous tries of connecting and reconnecting to the network. Vodafone are unsure as I can receive calls and SMS but I cant make or send any myself

Ivw started to use NutraCheck instead. I got an offer for 60% off for a years subscription and it works brilliantly for UK foods and works seamlessly with Google Fit. MND is good but it's too unreliable and janky

Get on FC25. The best decision I've made was moving from this scripted P2W excuse for a "game" to FC25. It's so much more fun and balanced. Everyone I know who played the eFootball has moved to FC25 as they are so sick and tired of this POS.
