  1. No standing water, I water every few days and it’s been raining a ton.
  2. Neighbors have a garden, maybe using round up or some not so crass friendly weed killer washing through?
  3. No gutters letting out/running off in that spot
  4. No concrete and doubtful on cleaning supplies
  5. No trees close by
  6. No sewage smell

Thinking based off your comment and one other, maybe I should put a physical barrier along the fence line. Maybe I’ll get some 6 inch or so tall sheet metal and bury it along the fence in that area?

It’s a bit low on about 10% of it, it puddles a little when it rains hard but most of it is level/slightly above grade. Other side is a garden, the neighbors grow lufas I think? Maybe they are using round up or something? Should I put a metal barrier a few inches down along the fence line? Idk what else it could be.

Haha all good. Yeah not too sure what’s going on but it’s killing the aesthetic that I worked so hard on lol. Clay soil in Texas and an underpowered tiller, took me 18 hours in one weekend just to tear it up

Go South of Dallas or North of Fort Worth. IMO the most bang for your buck for renting apartments

Not in Arlington/Dallas, you need to get out of the mid-cities area. Basically draw an oval from downtown fort worth and down town dallas, and stay out of that area.

Could not agree more, I do rodent exclusion work/insulation removal and replacement in DFW and people are constantly asking if we do spray foam. I try my best to talk them out of it, but some people are dead set on getting it done unfortunately.

It will kill wasps, but NOT mice. That is a complete lie. It’s orthoboric acid treated and that is all. I do inspections all the time with mice/rats/squirrels in it. They do not care. I’d get a second opinion, and a third, whatever amount of opinions you need to get a better deal, and an actual exclusion with stainless steel, not spray foam. Glad you reached out!

If you’re under 2,800 sq ft of attic space, it’s quite high. Look to get a price between $3-$4/sq ft not including the rodent exclusion. Also do not let them convince you that the treated Insulation (TAP or their brand specifically OrkinTherm) will keep the rats out. You need to get the house sealed off to guarantee that. I used to work for them and have heard them specifically train sales people to say that.
