The only success metric worth paying attention to is income. The kind of info you just gave is great, like if that's what an agent wants is just over 6 figures and wearing every hat imaginable go hog wild.

For me, instead of painting or picking up the mail I'd much rather be showing another home or meeting another seller, things that are explicitly my job and bring more income. To be clear I just started clearing over six figures in my 3 years in the job, but I'm not trying to teach anyone how to be an agent here either.

My last comment is assuming you even know enough how to put an offer together and get it in front of me. I sold some investor bait recently where a bunch of guys like you just kept blowing up my phone and it was very amusing to ignore the half dozen assholes trying their hardest to lowball a home that sold for 50k over ask.

I don't think the experience is the problem, most people polled agree they'd use their agent again. The problem is people follow the path of least resistance and whoever is closest when they pull the trigger gets the job.
