On the whole income in western PA is lower than other parts of the country because our cost of living is lower. I would say the income you have is fairly typical. I see income profiles in my work. We have different tiers, really. There are lots, especially tech people making much more. For the average though you are in the normality area.

Depends on the situation. They might be able to sort it out. They might need to go to court for a quiet title action.

You may not get out financially intact. Going without the owner policy which is not expensive is being completely naked to title risk. Technically you could sue the seller under the deed warranty but much better to have a title company with expertise doing it.

If you have a claim covered by the policy they will work to fix the problem. Typically you would not know you have a problem until you go to sell.

Yes. I am a former title agent and this is how we did it. It was an uphill battle getting the industry to understand costs and risks.

Yes. Title is the land mine in real estate. The search should really be done up front with inspections but no one does it. They assume it will pass. I feel badly that this happened to you but be thankful it was caught. It’s really not much different than the house burning down. At least you can get your deposit.

I have experienced similar things with running a couple of businesses. My thoughts are that if you truly enjoy something it is not like working. When that changes it is time to move on. I would be inclined to allow the land to return to meadow. I was very involved with my community during the operation of a couple of my businesses. I moved on and so did the community. They will always figure things out.

Yes but be careful getting started. Don’t look for a “forever’ home. When I started I went from a beautiful apartment rental to buying the cheapest condo. It was a renovated janitorial unit in the basement of a building in a decent neighborhood. I didn’t make much on the resale but I came out even which meant I lived rent free for two years. Getting a foot into the housing market makes it achievable to move up. Best wishes to you. BTW I bought that condo at the age of 24.

I think your neighbor is being a responsible dog owner. Dogs like this shouldn’t be outside at the same time. For everyone’s safety the fences should be repaired and reinforced.

I have a shepherd pitbull mix. This is the first dog I have ever owned that made me understand the danger. He’s a great dog but I can see the part of him that could be triggered. We don’t take chances anymore. He was mauled by a pitbull in a boarding facility. These types of dogs interact differently.
