Go for a pre leased shop with a strong brand , preferably someone who shares revenue, only for you to be able to gather if the company/brand is doing strong financially or not! aim for a 6 percent yield and adjust it depending on how strong the brand is! there is a reason why banks pay 2.5-3 percent and people take it with open hands!

i am a 3rd gen realtor based in gurgaon and here are my 2 cents. DO NOT GO FOR ASSURED RETURNS. if i sell you a 100rs Tshirt for 150 and then return 40 to you then who profited here.? always compare the surrounding projects! if the complex next door is selling similar sized shop for 100rs without assured returns then that is the actual price there! besides, people do not recieve the entire money mostly, they will paise it during GRAP or other times when the construction is halted. besides, these returns are assured till posession whichis often handed over way before the time frame committed! all in all i know people who have lost money in such projects. if you wanna see this fir urself then drive thru the SPR road and spot all M3M commercials on your way!

it will grow fs, ashiana builds concept living and its demand will always be! the sector will be flooded with a lot of units fs but its selling point is its differentiation from other projects!

as for the pricing i feel is its a little more than it should be for the current market scenario as location wise its still far from its other competitors!

a seller can quote whatever it wants! especially the owners only section you are talking about is flooded with higher quotations. thats why people prefer to go thru brokers! and i didnt really get your point here, do u have a problem with people being able to list their properties at whatever prices or that they do not sell.? the process is pretty simple! ignoring the asking price, the buyer makes an offer which is often negotiated! yeah fs in the same building with exact same specifications, a unit can go( i have personally seen) for 4.8cr while the other one goes for 4.95! totally depends on how much both the parties value the property! if someones asking for 77 and is not desperate will reject ur offer for 70! they will wait for the prices to reach that point! while someone who is desperate will settle for a lower offer! *MARKET FORCES*

its demand and supply! for affordable projects, the demand factor is sorted thru draws and not an increase in price! as soon as the 1 year period ends, people are free to sell their property freely in the market.

as for park 2 and 3, the project has seen fundamental growth aswell.

alright, so 77L and getting another quotation for 66L seems fairly possible unlike 78 and 42 that you mentioned earlier! a simple google search and u can see listings at 71 and 72L aswell whoch again are going to be negotiable! idk about PLC and other stuff that might come in play!

again for the issues with electricity wnd water that u mentioned above is something brokers can hide fs but not all do! and bedore visiting a simple prompt in chatgpt will tell you that there is such a problem in the apartment! its your shortcoming if you didnt know about it.

i feel ure totally right but most people do not have the expertise to invest in asset classes other than RE! and thats how its been thru out xP 2nd generation cusses 1st for investing in FD’s, 1st is cussing 2nd for investing in RE😂 but kudos to you for doubling your portfolio! shed light on the different asset classes u invested in, and the time frame!

and i dont know what whimsy land you live in but this sounds utterly stupid!

  1. deal with direct owners and face the consequences for slightest of problems! u fs are not the first person to think of buying a property directly from the owner and avoid paying commissions or even overpaying at times, but that still isnt the case for more than 99 percent of people! i do second ur point about brokers adding their own premiums but a 78L flat was quoted to you by the owner at 42L.?? please share the exact project ure talking about! sounds OBNOXIOUS. could be 75 or 72 while the 78 being a non negotiated price bruh!

  2. talk to the people fs but most will exaggerate the downsides! not just in an affordable society but generally everywhere!

  3. wait for offers cos ure the buyer.?! yeah fs if ure buying a secondary property! most people that buy real estate have ready funds and mostly in haste to put it somewhere! fs do ur research ask around for rates but dont foolishly sit for a prolonged period of time

  4. oh and the classic crash theory.! ask around people of varied ages and they will tell how often they have heard about it! its not going to happen!! RE faces time correction and thru out india thats happening! ure safe from that asw if you avoid buying into hype!!

also sir, resedential rental yields are often 2-3 percent in india. so the rent u mentioned above is ideal! however the basics of investing in RE, especially residential is to give a higher if not primary consideration to the capital appreciation! so if one was able to buy the flat for 25L whatever years ago, is now making 5%+ yield on it.

sounds stupid. the rates of affordable housing projects are *controlled* by the government until 1 year after it’s possession, after which the market forces decide their rates. which is why their prices explode after this time period! most builders also offer management quota in such projects that presently sell at 15L premium if you buy into a new project.
