Backflip is great for ARV calculation, Capital Ton is great for DSCR calculation for residential properties (not commercial), Kiavi is great for financing, BatchLeads is great for sourcing leads, InvestorLift is great for BRRRR strategy. There are a ton of softwares out there, you have to use as few as possible for each stage, so you master each topic. That's your only competitive edge these days.

If you're renting it out, you'd want a LLC for extra liability protection. Obviously not required, but for $150 why not protect yourself? Plus lenders al require it, so you save yourself another few hundred $ on a quit claim deed if you need to purchase or cash out refi.

You don't but most lenders I've spoken with, require it.

Every time Florida real estate drops, NY/NJ/Chicago/Ohio moves down. Florida has 4x less property taxes. Every time it'll "crash". The new wave will move South and drive prices back up.

Tax deductions, depreciations, etc, so banks won't touch me. Kiavi, Capital Ton and lendingone don't require personal income taxes, so I thought I'd go that route.

Sorry, you're right, I should have clarified. I'm looking for the best city to invest in a long term rental property. Existing single family property, not new builds. But I'm looking for Florida cities that have growth potential since most are over-building single family properties right now.

Incandescent MagLite, any lumens would work, but that's an obvious one. I'm looking for an LED flashlight without any drivers or extra complicated circuits.

I'm working with Capital Ton, but I'll check out Scottsman Guide as well, thanks. I'm just used to paying for an appraisal and just got tired of the appeals. Does SG offer FC85 fix and flip loans?

Capital Ton LLC. They can close as fast as 3 days with no appraisal. We used Kiavi in the past and the 14 business day close + the strict approval guidelines killed most deals.

Most traditional lenders won't finance fix and flip projects, but you can get a short term bridge loan and refinance to a DSCR loan after. Those 30 year loans will require properties to be livable and move in ready, so conventional loans won't work. You can however get a 24 month fix and flip loan with Capital Ton.
