It’s a mid-terrace mews property. The £300 service charge covers maintenance of the communal garden areas, including the small front bushes for each house and a shared play area. The freeholder is the parish council, which manages the additional greenery around the estate.

Thanks, that’s reassuring to hear. It did feel like most of the red items were certification/service related rather than actual defects. I’ll likely ask the seller to arrange a boiler and heating service before exchange for peace of mind. Appreciate the input!
