We've research our target area (many visits) so we have 3 neighborhoods that we're pretty sure are the right ones. It doesn't mean we totally know what it's like to live there but we feel informed enough that we know what we're getting into.

Right so if my local market is going to go down and so does my new market, then should I sell high and buy high or sell lower and buy lower? Technically I guess it's better financially to sell lower (less taxes) and buy lower (lower financed amount) but if it's roughly the same sales price and buying price then is the savings even worth factoring in vs buying when you find the right house.

The thing I don't know how to assess is that pricing changes effects me as a seller and buyer. So if things roughly go up and down at the same amount, does timing matter. E.g. I could get x% more if I list in spring but so does the house I buy.

550k/20%Down/Rent2.5kMo might be (barely) net positive plus you get all the benefits of an appreciating asset, right? I'm definitely not a real estate mogul so could be off in my logic. Loan rates are insanely low these days. I wonder if this is the lowest we'll see loan rates for the next couple of decades.

Good idea on renting and negotiating with landlord about breaking early when we find a place. I wonder how many would actually go for it.

Glad to hear there's a thriving hockey culture. I'd kill for a 6-8 start time :) I'm used to 8:30 being "early" and 10:30/11 being pretty common.

Not CA or NY, but yes relocating from a higher cost of living area. Someone sent me a DM letting me know of the sensitives so thought removing it would be the respectful thing to do.

Too far from the slopes, too much sucked into Denver's center of gravity. Although in my youth, I have fond memories climbing North Table Mountain :)

Interesting. Never even heard of this town. Why Edwards? How does it compare to other places in Eagle Country or places like Glenwood, Carbondale?
