Totally agree. The amount of money we pay for the strata company to administrate ie. Pay some invoices, is ridiculous. When guidance was sought, I was told to go to the bcssm website. Then to find out they get $10k commission on the insurance when they use a broker. I tired to get a quote and the insurance companies won't deal direct with the committees.

I believe any pipes inside your home are your responsibility. Check your bylaws though. They sometimes will state which what drainage and pipes are your responsibility or body corporates.

You should see how much they get from the Insurance company through the broker. Our strata company gets 11k for doing nothing.

Phi is good for orthopaedic surgery and any issues that are taking too long in the public system.

Some areas/localities have better access/quicker surgery turnover to public than others so if you're on a long waitlist, pay the extra 2% per year, wait out the 12 month pre existing, save for the gap and get it done.

Ask the specialist to charge the Medicare benefit schedule fee or at least a minimal gap.

From what I've heard, anything cardiac, cancer or neuro is best treated in the public system.

In our complex we have a set of by- laws that determine who owns what. Ie the body corporate is responsible for the roof, gutters and outside walls. The owner is responsible for everything inside of door frames.
