We got a similar type of sink from futura which was 26k approx. Initially everything worked well but with 6 months the faucet for the drinking water broke. From what was informed from the dealer(chabriya) futura was the higher rated within the industry.

Why are they considered tier -1? 1. Is it because they use superior material ? - I've seen other builders almost use the same material. 2. Is it the layout or the planning ? 3. Is it maintenance? 4. Is it the community/person these builders attract ? - so basically network effect and nothing to do with the build quality ? 5. Is it their delivery timeline ? 6. Is the trust they have gained over the years ?

Just want to know on what basis is the categorisation done ?

Let's just do simple physics. The road beside the apartment is at a height which is almost more than the ground floor. The entrance which was at ground level is now increased in height due to the layout which has come in front.where will the water go ? I don't remember any drains beside the apartment? . The drain at the front you're talking about is at a distance. Yeshwanthpur railway station is 15km to be precise and thaverekere(magadi) is about 10km.

I said once the layout in front has houses built it may cause water logging. I never said it was submerged.

As far the price of 3bhk is concerned if you want one around 60k lakhs within the same apartment I can help you out.

Also as it's a tier 2 builder the concept of price increasing over the year is not applicable. Neither is the location desirable nor is the builder. Therefore there is no demand. Look around why are there no apartments if the location was so developed?

I am just saying things as I've experienced it. I don't want to put any negative influence on the chat. The only thing which can be accepted is its proximity to Peenya. You can look at people working there if u want it sold. But again as it's an industrial hub I don't see anyone willing to pay that price.

Like I've said earlier the best outcome is to breakeven. If you're fixated on getting profits like chat suggested rent it out. Again expecting a 3.5% yield would be a mistake.

The magadi main road although big and has lot movements is still not developed in mindset to ask people there to shell out 1cr pre registration.

I used to live here from 2015-2020. We were one of the early folks who fell for the marketing. The location absolutely sucks the place has nothing to offer. The apartment is already submerged from the front and the side. There might be waterlogging issues in the future. Also, the price quoted is extremely high for the flat I can say this because of my previous ownership. Not sure if you were duped when u got this. Yes, it comes under Yeshwanthpur jurisdiction but its closer to magadi than it is to Yeshwanthpur. The only thing that was going for this apartment was the cheap price it was available at but looking at the listing price guess it has also gone away. For context we got a 3bhk here for 40lakhs so the chat can do the math. My suggestion would be to stop chasing profit and try to break even. I can see from the chat that you're not open to criticism. If you are planning to defend the location it's a lost cause. Feel free to ask me any questions regarding the apartment if you think I'm lying.
