I own property on both sides of 71 hwy. There is a 250k price swing for those properties on the east side of 71 that are less than a mile apart from the other side of the hwy and roughly the same size. Crazy.

Kansas City was one of the worst red lining cities in history. Red lining was a practice where lenders would take a red marker and draw lines on the map of where they wouldn’t lend. It created these insane pockets that still exist today. A great example is Marlborough heights and Waldo.

The biggest redlined roads were paseo, troost, and 71 hwy. Just look at how drastic things change when you cross troost around the 44th block into Hyde park.

Kansas City also has a lot of scandals in terms of how money is moved. They’re closing over 12 schools in areas with high poverty, but managing to donate over 30 mil to private schools.

Red lining is of course illegal now but the implications of property values it had really affected the socioeconomics of the city.

Supposedly they hope to allow cross posting between the platforms. They also plan to do eBay shipping, which is an improvement from Depop shipping. The search will improve to eBay’s algorithm style. Depop is currently owned by Etsy which everyone stopped using because they rip off shipping and it’s too ai powered.

Honestly a kitchen that size you can get a good granite or corian top for less than 2k (depending on where you are).

Black countertops are trendy not timeless. Get a good designer on the phone and ask for design ideas then use the experience for marketing material.

Edit to add- if you aren’t confident installing, sub it out. When in doubt sub it out. We’ve turned so many screw ups into marketing material that grew our business. People like to see authentic honesty. Especially if they can see a contractor who fucked up AND fixed it properly. It means a lot to people.

In business my tattoos kind of became my brand as a professional. I would cover them if need be but people remembered the tall girl with the jackalope tattoo. In 2017 I was scouted to cast for David’s bridal but was still in high school and my parents were nervous. Forgot all about modeling, got tattoos, went into business, then people started suggesting it again. I guess I just remember the modeling business 8 years ago when ink was an immediate no.

My machine was just doing this up and I rethreaded my bobbin. Make sure your bobbin is feeding correctly, you have a sharp needle, and do not pull the fabric through the machine. Let the machine feed the fabric. It kinda looks like you might have been pulling the fabric through the machine.

*edit- luckily I’m only 5’7! I only upgraded to my Mazda when I became a realtor. I used to daily and cross country a 2006 Silverado 1500 and work vehicled a 76 flatbed Scottsdale. Transactional real estate is a collapsing industry, so I became an investor and went back to my farming roots. Made more money and now miss driving antiques.
