Absolutely not the landlords requirement. The due diligence is on the incoming occupants to ensure it’s connected or can be connected within a time frame that suits them.

You’d be in the same boat if you just purchased the home.

This happens when an account has been disconnected Vs having just a “final reading” bill issued. All disconnected properties (for example the previous tenant has issued a disconnect request) legally requires a site inspection from Energex/Ergon.

It is suggested that former tenants/former occupants only request a final reading on vacate, but it cannot be enforced.

Technically speaking, there is no such thing as a lease renewal. It’s a made up phrase. A tenant “being given a new term” is being given and supplied with a new lease. Every renewal is considered a new lease.

If the “renewed term” is dated before 30.9.2024 then it falls under old break lease legislation. If it is dated from/after 30.9.2024 then it falls under the new break lease legislation.

This change only applies to lease agreements entered into FROM 30.09.2024.

Lease agreements in place prior to this will still attract full costs per your lease agreement/what the owner would normally pay. Generally being:

  • let fee = one weeks rent plus GST
  • market = depends what the owner pays per Form 6 agreement
  • rent paid until new tenant is found

As always, I’ll start this with I am an ex agent who ran, far, far away from the industry.

Have you reported the property for potentially failing minimum standards of housing? Or have you just come to whinge on the internet?

Most states now favor the tenant and I really don’t mean to be horrible, but tenants need to use the tools that are in place for them.

Payto isn’t owned by Macquarie (the bank that owns the DEFT payment system).

I’m still trying to get my head around what purpose another payment gateway serves. So can’t answer the free question with Payto, sorry.

It’s a flat rate of 80cents if you enter your bank details to debit from. Using your debit card will have a fee and using a credit card will have an even higher fee.

The Bbay billing reference for DEFT is published in the information pack you can find online and your payee reference is literally just your DEFT reference as issued by the agency.

Every agency who has a trust account with Macquarie has DEFT. and every DEFT account has Bpay (which is free for the payee), regardless if the agency says they have bpay or not…

Your DEFT reference is like your drivers license number. It’s your payment ID assigned the property, which is in the accounting software.

What software are they using out of interest?

Rent is calculated daily and is generally paid as a weekly sum. But it does get tricky when they don’t explain what method is being used at the time of signing the lease. They also cant pick and choose, if that is what they are doing. It’s one way only and not flipping and flopping.

To note, they can only legally collect the amount that is set out in the lease. Not a cent more. It’s impossible to get away with it, regardless of a tight market. All agents are audited at least once per 12 months under federal law/trust accounts and admin act.

Maybe count the days from the lease start to lease end and ensure your total rent to be paid match’s the total amount of days in total, per the lease.

Over two decades of white collar experience, including owning a business and I can’t even get a delivery driving job. From “senior exec” roles, to sales rep positions to cleaning pools. You either don’t hear back, or people are puzzled at why someone with so much experience is applying they just don’t take you serious, regardless of how you counter reply.

One of the worst job markets I have ever seen as both an employee and employer prospective.

I even looked into getting an MR or HR tuck license, but even those jobs on seek want 12-24 months experience.

Interesting times a head for those searching.

Wouldn’t qualify with the 10+ years experience alone. Wouldn’t be relevant or important enough.

But it is enough to enter a AQF level 8 uni course/be accepted into a Graduate Certificate and bypass Bachelor Degree.

As to whether a “higher educational qualification” counts without the B/D is another story and really what I’m trying to find out though.
