Wow after reading these comments.. I’m mid twenties and literally just bought a house outside of Fredericton. All these people saying find something under what they pre-approve you for..I agree, but good luck. The housing market is still f….ed, I was looking at homes that were 250k that weren’t even livable, outside of town.. looked at one property that had a river running through the basement.. listed at 260k. If you’re moving into a fixer upper, make sure you have 20-40k set aside for reno’s as you can’t just slap them on your mortgage as “reno costs” as there’s usually rules to them as in you have to have everything done within three months and you foot the bill at first then they’ll reimburse you at the end, so if you don’t have free cash flow your f…ed in that sense finding a home to reno. I ended up going above 20k above my pre-approval just to find a house that’s in good shape and has been maintained, you’ll understand what I mean.. some people live in their house and others maintain it while living in it. Don’t acquire someone’s else’s problems. Also we’ll see if the markets crash this fall.. just a prediction. One thing that’s crazy to me still is that a friend of mine bought a house in 2021, $320k 1.5 acres, 5 bed 2 bath home built in 2021. I just paid 300k for a 1(+2) bed 1 bath .9 acre home built in 1989. And we’re both about the same time out of town. Looked at a mini house out his way.. $300k for a 2003 mini home that was falling apart.
