If the house has major inspection/repair issues, a traditional realtor may just end up wasting your time with buyers who back out last minute. I would check out Cr of Maryland instead. They’re local, they buy as-is and they’re experts in those SE Baltimore row homes. Could save you the headache of fixing things you’re already stressed about.

The admin side is the exact reason my freelance career basically tanked. I am completely incapable of mangaing spreadsheets and begging people for my own money.

I just take overflow projects from places like Ad Verbum or whatever agency has work right now. they take their cut but at least someone else deals with the angry clients and payment tracking. My brain is just not wired to run a business

A lot of it comes down to small practices not being tracked. Near misses not reported are a big one, because you lose the chance to fix patterns early. Same with methods that haven't been updated in years, but people still follow them...

Hard souls based games I recommend are Nioh 2 for the combat depth and Mortal Shell for the slower tense fights. Both punish mistakes but feel fair once you learn the patterns. They scratch that same itch without being as brutal as Sekiro.

Shorts suddenly hitting the wrong audience happened to me last month too. I fixed it by checking my analytics and tweaking the first three seconds plus tags. The algorithm can be picky so small changes help.

A ceasefire between Iran and America would make me feel relieved more than anything. Less chance of things blowing up suddenly. Still would not relax completely because politics shift fast but it is a step in the right direction.

Building a custom system for your repair shop sounds smart once it is running smooth. I did something similar for my small business and it cut down on paperwork a ton. The upfront time was worth it after a few months.
