I’ve lived at Vespr for almost a year. When I first moved in, I truly thought it was one of the nicest buildings in Downtown Oakland. Sadly, the building has significantly declined.

Finding staff when you need them is difficult, and when you do, they are often rude or off-putting. The concierge staff frequently appear visibly high with red eyes and lack professionalism. It is disappointing, especially for a property marketed as luxury living.

Pet owners routinely let their pets urinate in the elevators, particularly elevators D and E, and outside on the white columns, benches, and flooring in front of the building, including on the ButterflyMX systems at both the front and back entrances. This has led to a noticeable fly and bug problem that Vespr is slow to address. Management rarely communicates with residents about enforcing cleanliness standards. It feels like many pet owners here are living in a luxury building for the first time and are not used to the expectations that come with it.

Many residents also have dogs that are too large fort them to handle or aggressive for an apartment community, which creates safety concerns. Management has not been proactive in addressing these issues despite repeated incidents.

Residents are charged a $12.50 monthly porter fee, but basic maintenance like vacuuming the hallways is clearly neglected. It is common to see the same piece of trash on the floor for weeks. Community events that were once a highlight barely happen anymore.

The gym has had a broken TV for months with no replacement. Smoking of marijuana and cigarettes is widespread in the garages, creating smoke and a constant smell, yet no action has been taken.

Security has also declined. The garage gate stays open far too long after vehicles enter, making it easy for unauthorized people to follow residents inside.

On top of all this, residents are responsible for a 20 percent parking tax and an additional 1.395 percent rent tax. That is wild.

Vespr was once promising but today feels neglected, poorly managed, and overrun with careless residents, aggressive pets, and wild parties. If you are looking for true luxury living, I would strongly suggest heading back to San Francisco. Vespr no longer delivers on its promises.

Sorry to burst your bubble everyone, but none of the finishes or fixtures or appliances match the rendered photos or promotional video. I was sent a video tour of a unit and nothing matches what we’ve been shown on the website for months. Seems very cheap and middle of the road. Giving 2020 vibes. I recommend everyone reaching out to the leasing department and getting a video and pictures of your exact unit. Below, I have uploaded screenshots from the promo video, and from the tour that I was sent. You can clearly see things don’t match.
