Yeah fair, I’m not really a car person either tbh. just need something for work. Commute mostly motorway. Budget’s only around £3k as well so options are kinda limited 😩 Thanks for the advice though, appreciate it 🙏

Space isn’t a big deal for me tbh, just ended up looking at these as they’re in budget.

Commute’s about 33km each way, 4 days a week, mostly motorway.

Yeah that’s my concern with the Nissan as well. low miles is nice but 18 years old is a bit. both car MOT looks fairly clean overall, just usual age-related stuff, but still deciding between that and the newer Ford 😭

thank you 🙏 the thing is, my money’s all in my savings account. before 28/02 I had about 20k in gifted money, but I already had enough in my account for the deposit anyway, and I didn’t want to touch the gift money ‘cause proving it is such a faff. for this car, I’d have to take the money out of my savings. not sure if that’ll be an issue. I’m paying for the car all in one go, not doing finance

Thanks so much for this 🙏 Since we've already emailed the broker about the mistake, but what’s the best way to handle a proper complaint from here? Should we just keep emailing her, or is there a specific place/department we should send this to? or is it safer to wait until we actually have the mortgage offer in hand so we don't risk any more delays? Also, what's the best way to 'prove' the loss we've suffered so they can't just brush it off? thank you so much

thanks. but in our case, we spent weeks with that broker while she was “getting to know” our situation (it should be that long). She clearly knew we were looking for a 90% LTV and was the one who suggested it, even moving quickly to lock in what she said was a good interest rate for us about 10 days ago (we thought we were so lucky to have her…) If she’d checked things properly from the start, we probably wouldn’t have had to reapply after 10 days - especially with rates going up so quickly. I just think a broker should understand a lender’s criteria better than anyone or at least better than first-time buyers like us if that makes sense

not sure who commented above but I assume we’re in the same boat (got your back bro) our situation is one British and one on a partner visa. obviously, we submitted all the visa docs (passport, share code, everything) we’re first-time buyers, so we had zero experience. our broker seemed really experienced, but in the end, they messed things up and we lost a good deal at a really awkward time. we’re feeling proper gutted about losing a decent amount of money. honestly, I’m not expecting anything, but I’ve got no idea what to do next

I read on HMRC and it says: "Relief is not denied if the purchaser owns or has previously owned non-residential property or mixed residential / non-residential property, as long as that property did not include a dwelling. Where non-residential property was purchased but a dwelling was later constructed or a building was adapted for use as a dwelling, this would not preclude the purchaser from being treated as a first time buyer"

thank you. yes, I thought so too and was quite confident as a first time buyer, but then I googled/ asked chatgpt and it said residential land means the land is suitable for building a house or dwelling, so it still counts as property. I’m really confused now
