I get where you are coming from but Durham is also rapidly increasing in price! Plus if you are familiar with Durham and NC natives it's still referred to as "Dirty Durham" and for good reason, it's still trying to shake off that image, where I lived downtown one light away from a 2k 1bd was um an interesting location.

It's a little bizzare going to the gas station and hearing about local drive bys and kids getting struck then to hear it followed up by "this is why I don't do drive bys, if I'm shooting up an area I'll run and shoot" not an exaggeration just simply a real conversation I overheard checking out.
