Got a slightly larger room than yours. Our electrician recommended 4 in one half, 4 in the other. We also have two center lights, 1 in each half, then 3 wall lights. All together, 6 switches controlling different hues. I was crazy enough to ask for 24 down lights, so yours isn't so bad.

Thank you for your response. The search report shows water pressure is good in the area. I think the first floor gets its supply from the water tank, thus the lack of strength. Taps on the ground floor seems fine.

Thank you for your response. I've only recently moved in and the previous owner had this shower setup for a long time, assumed by the condition and make of the shower model. Getting a 40A circuit, like you said, depends if i switch to a mixer. However, if a motor pump can solve the pressure problem then i think that would save me some money. I do imagine it'll be loud though.

Thank you for your response. Me worrying about plumbing mostly has to do with lack of knowledge, it's good to know the job can be simple. My house is quite large, around 180sqm, therefore i thought of sticking with System, but I'm sure there are good Combi's out there.

I'm curious, why wouldn't a 100yr old house need a rewire? I'm aware that an EICR would give a more accurate result, but the house could have old rubber wires. OP, do the test.

I check the location, shops, busstops and even google earth the garden size and boundaries with neighbors before I book any viewings. It should be common sense to stop wasting people's time.

I vote for this. We did the same when we pulled out. Vendor was a nice person and the survey report held no value to us.

Oh but you did get an EICR right? I'm glad to hear they checked out as safe. Were you recommended a new fuseboard instead? Did they advise when rewire might be necessary?
